    Much better to utilise fuller, reliable facts than an indicator that cover's only partial sales.

    Stick to the ROSEA and you have good decent data to work with.

    They're more up to date than the ESPC (ESPC latest release Nov, ROSEA latest DeC) and cover more sales.

    And could this be the same lite who only posts ago stated that he wasn't compelled to ignore statistics simply because he didn't like what they were saying.

    Edinburgh Oct - Dec 2009 = £247,961
    Annual Change = 3.9%

    Page 13 Table 9 Terraced Average (Mean) Sale Price

    Edinburgh Oct - Dec 2009 = £239,255
    Annual Change = -4.1%

    It seems quite clear the facts don't match up with what you are saying.


    Maybe you think the "Mean" average is skewed and we should be looking at the median average.

    I simply prefer to link facts instead of subdiffusion so it's clear to anyone reading the forum to make their own minds up.

    You'll have seen I back up posts with facts and links for others to delve into the details should they wish.
