    In Edinburgh, terraced and flat prices are down year on year, whilst the price of semi's and detached has risen.
    ESPC:
    The average house price in Edinburgh during the fourth quarter of 2010 was £213,685, 2.0% lower than during the same period in 2009. This marked the first time since the third quarter of 2009 that an annual fall in the average house price had been observed in the Capital.

    Within the city most areas saw falls of between two and five per cent. A 3.5% drop took the average price of a one bedroom-flat in Leith Walk and Easter Road to £105,706 while the average price of a four-bedroom detached house in Edinburgh’s suburbs stood at £379,990 following a decline of 4.4%.

    In fact all edinburgh properties -2% YOY
    Edinburgh City Centre -2% YOY
    3 bed semi -5.6% down YOY (OUCH!)
    Everything down. YOY. (Spamishes favourite).

    Which explains ESPC claiming minor statistical skew.

    Of course you can lite. And if it diverts attention from the fact that Spamish and I were talking about something else before you breathlessly had to get a few tugs in, so be it.;)

    You've been banging on about the leading indicators for a while now, yet the ESPC data is not coming through and reflecting in the ROSEA stats.

    You'd have thought it would have done so by now.
    That said, the ESPC does not cover all the sales in your VI region, while ROSEA covers all sales between £20,000 and £1,000,000 (Are there townhouses sold for more than £1,000,000?)

    Surely you can admit that from the latest released stats, comparing Q4 2009 with Q4 2010, Property increased in all sections for Edinburgh with the exception of terraced properties with an overall rise.

    But I don't see you in a hurry to super impose the figures on your little spam-chart doll, so we can take your assertion with a pinch of salt. ;)

    Much better to utilise fuller, reliable facts than an indicator that cover's only partial sales.

    Stick to the ROSEA and you have good decent data to work with.

    They're more up to date than the ESPC (ESPC latest release Nov, ROSEA latest DeC) and cover more sales.
