Incidentally, check out the uncanny accuracy of that 3 month land leg lag. Seems like the BOE know what they are talking about.

That data has no relevance at all when looking at Scottish prices.
Surely you realise that the LR only covers England and Wales?:wall:

There is extreme noise given the methodology, which is why I said you needed to take a broader perspective.
You can clearly see the trend over the longer period
No sweetie, its meaningless skew when the Estate agents who physically collate the averages tell the world, repeatedly, that the blunt averages are skewed by sales of half million town houses and zip all selling in the real world end of the market, and indeed tell us that whats essentially a meaningless "new peak" absolutley will drop out, which it duly does.
All good fun as it enables those with a clue to laugh at the gloaters who fail to have a clue at the time, and for numerous months thereafter as they get more and more shrill and desperate as it does drop out.0 -

I'm not looking at EA releases, just the ROSEA actual sold prices records.

Were still waiting for the release of December's figures, meanwhile why not have a revue of the quarterly release, issued yesterday

Do you know what....... For once, I may have to partially agree with geneer.
In Edinburgh, terraced and flat prices are down year on year, whilst the price of semi's and detached has risen. Which explains ESPC claiming minor statistical skew.
In Aberdeen, terraced, flats, semi's and detached are all up year on year though, so skew not an issue.“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.
Belief in myths allows the comfort of opinion without the discomfort of thought.”
