Actually Joesnappi, if I'd started looking at the end of 2007, reasonably we might assume 3 months to find a suitable property and put in an offer.
If you assume it takes 3 months to find a suitable property then maybe you need to look at your researching skills.
It doesn't take that long to assess the current market and view the available properties in your criteria.
If your taking 3 months, then your likely to be left with the lower end of the scale in terms of quality properties.
Quality properties are still being sold relatively quickly
It can take it's time of course (if you fail to find a suitable property or have been outbid on others) and I guess it's further restricted by the supply at present, thus reducing the options you have.:wall:

I'm sure even you can understand that good properties sell quickly and crap properties fester on the "for sale".
That's the thing about "time on market" it's irrelevant to your personal input into the market.
A property could be on the market for 365 days and you pop in, have a look around and decide to make an offer.
It has nothing to do with how long the property is on the market, it;s on how long you take to get your finger out:wall:

Hey, before you yapped away, did you also notice that those "crap" 5 bedroom 1/2 million mansions "festered" for 209 days on the market?
Or that all property types of all costs are pretty much sitting, on average, for the same length of time.
