And if he started looking at the end of 2007 he wouldn't have found a place he liked until June 2008, but then it would have taken a year to complete, so we're looking at June 2009, but then it would have fallen through due to a freak accident, so he'd have started again and be looking at around January 2011 to buy, however the same old stumbling block of being a burger flipper is proving a sticking point.

Actually Joesnappi, if I'd started looking at the end of 2007, reasonably we might assume 3 months to find a suitable property and put in an offer. We're then talking up to another three months from completion to processing at the land reg figures. Simples.

This is actually highly conservative, but as Q2 and Q3 are remarkably consistent, I won't make an issue of it.
