ESPC Q2 2006 Edinburgh Average Price = £200795.
ESPC Nov 2010. Edinburgh Average Price = £215173.
ESPC Nov 2010: "During the first half of the year we saw the average house price in Edinburgh rising but the increases in the average were largely due to a comparatively high number of larger properties selling...early next year we’ll see prices in Edinburgh come back down to levels seen at the start of 2010, when the average house price stood at between £195,000 and £200,000"
Given that I'm fairly certain £195000 - £200795 isn't a "£60K loss", I think you probably mean...

Exabtly, he's stretching to q2 saying there is a lag menaing the figures are not reflected until then, but he doesn't realise the lag is when they publish the figures to cater for the facts for that month.
To clarify, He considered buying in Dec 05 and the monthly statement for Dec 05, would not have been released for 2-3 months to allow them to collate the data.
This is why if you look at LR today, the latest release is for November.
The lower transactions allows them to reduce the lag from 3 months to 1 month
If you look at the ROSEA, their latest release is still October as they are still collating Novembers stats.
If transactions were higher (back at 2007 levels) then it would take them more time to collate and the lag would be greater.
To try and twist it for 6 months to suit your own needs is indeed desperate.

But lighty babes. We've been through this. The ROS figures for Edinburgh December 2005 are irrelevant for 2 reasons.
1) The time it would reasonably take for some on to find and make an offer on a house.
2) The time lag between completion and receipt of data by land registry.
Now you can moan and wail about it to your hearts content.
And you can construct bizarre fantasies of how it could all have been done in a week or some such.
That that just makes it funnier!
Cos like I've been saying for a few pages now, the best thing about this (apart from your evident ability to instantly becoming a comedy stereotype) is the clear and present fact that you appear to care so very, very much!
