For a sneaky peak at where ROS is inevitably going....ESPC Q2 2006 Edinburgh Average Price = £200795.
ESPC Nov 2010. Edinburgh Average Price = £215173.
ESPC Nov 2010: "During the first half of the year we saw the average house price in Edinburgh rising but the increases in the average were largely due to a comparatively high number of larger properties selling...early next year we’ll see prices in Edinburgh come back down to levels seen at the start of 2010, when the average house price stood at between £195,000 and £200,000"

I would hazard a guess that the main reason for the increase is down to the fact that many English people who work either in Scotland, or not far from the border are buying to take advantage of free prescriptions and no Uni fees.Never Knowingly Understood.
