I googled tonnes (and on MSE) before mentioning the 2 floor thing. It seems a lot of people still class a maisonette as something with its own front door PLUS it has to be on 2 floors. I agree with your version too that it only needs its own front door (ie no common parts) to be a maisonette, but just saying that this flat actually ticks both boxes with the 2 floors and its own door.

Know a lot of what's on the net is rubbish, but the general consensus, I think, is that a maisonette is over 2 floors.

  • If OP does want to pursue this route though, it's important to know the convention for the terminology in the area the property is in, rather than the general consensus on the web (no intention of rubbishing your research! ;)).

Not entirely sure I agree, but never mind :) Only googled what I knew anyway but wanted to see if there was an actual legal definition. Either way, mine or yours (which is actually mine too lol!), it's a maisonette :D

Thanks, floor plan is done, have rewritten the description from scratch including room sizes, just need to retake the photos, was a bit too murky at the weekend, might need to nip home one lunchtime and do them if the weather is bright.

Will post everything here when done to get some more feedback.

Perhaps you should pay the Estate agents fee to yourself when you sell :D

    Love the kitchen!

Funnily enough my viewer said the same thing on Saturday.....

....it seemed to go okay, so keeping fingers crossed that I hear something this week.

Oh and the flat / maisonette thing - they're usually referred to as flats round here so I've stuck to that :)
  • Viewer wasn't interested......

Was in the Netherlands moving into our new house on Monday but emailed the EA on Monday to ask if she'd heard anything and got a reply back saying "I've just managed to get hold of the lady...." - isn't that a coincidence that should happen the very morning I email ! :)

At least the picture of the master bedroom has been added and the description has been changed to something more suitable although she wouldn't use my detailed description of the rooms (with sizes) "due to the misdescriptions act" so have asked her to add theirs, think this is the third time I've tried to sort this out.

Am going to knock the asking price down also, am still nowhere near my minimum but I feel I need to do as much as possible to get rid of the place ASAP.

    Contradiction in terms ?!

Good point, poor choice of words on my part.

It's up at the moment at 'offers over' 80k - I could go down as low as 70k and still be happy.

I guess what I'm thinking is put it down to 75k, then if someone were to come in and offer slightly under that it would be fine, whereas if I put it at 70k and someone came in slightly under that then I wouldn't really be sure - does that make sense....this is so bloody confusing sometimes :)

Or should I just have it changed to bottom line 70k and then if I was to get any offers under, just refuse them ?
  • Lose the 'offers over' bit as it makes it look like you have unrealistic expectations.

A few people have said that, now been done along with a few other tweaks to the RM listing, should hopefully show in the next day or so, and will see what happens next !

That's if the neighbours don't put my windows in as am now 10k & 20k lower than the other flats in the street ;)
