Anything I Can Do To Improve RightMove Listing

Have had my flat listed on RightMove via an Estate agent for the last few weeks, nothing seems to be happening with it, I knew I would be being overly optimistic to think otherwise though....but regardless of this, any thoughts on the RM listing and if it could be improved - one of things that sticks out to me is that there's no photo of the master bedroom.

I do also have a minimum price in mind which I'm nowhere near at the moment, is it better to wait and reduce gradually (say every two weeks or so) or just drop it to my minimum in the hope of getting rid of it sooner rather than later ?

Would be grateful for any suggestions.....

    with flats, possibly more so than houses, a floor plan is quite important.

    they have some weird layouts so it would be nice to see how it fits together

    Picture 3 - door right by desk chair looks impractical.
    pic 2 take with decent lighting.
    pic 1. Either take a better picture or tart the outside up with a tub of flowers or something. The bottom of the bricks at the front look green.

    pic 4. take photo during the day - oh you did! Put the light on. Get another lamp or two for the photos. to make the room seem light.

    Some room sizes might be helpful! Blimey, not much in the way of info there. How long have you been on with these agents? A few weeks, you say, or is that just how long they've had it on RM? I'd not be dropping every 2 weeks, even in this market.

    Do you have your own front door or are there common parts?

    Is it a shared garden or private?

    How many years left on lease?

    Gawd... basics, surely?

    How does it compare pricewise with things in the local area?

    There seem to be a lot of 2 bed flats, quite like yours, in your immediate area, that are considerably cheaper than yours.

    That means yours won't be at the top of buyers' lists as they have choice.

    Have been with the agent for two weeks....hasn't been for sale previously. The two weeks query, well am basically desperate to
    leave the country ASAP so that's where that was coming from.

    I could drop down as much as another 7 or 8k and would still be happy with that, but whether it would be a good idea is another thing entirely.

    Thanks folks, will retake the photos at the weekend, wasn't sure about a few of them but may as well do them all....will check out that green brickwork at the front as well, not sure what it is, might need to get the Karcher out !

    Front door is mine alone, goes straight into my hallway. Had a boundary dispute with the neighbour a few years ago so can say with 100% certainty that the front garden is his, the back and side garden is mine.

    I didn't like the Caps either, and thought the description was a bit dry as well, it doesn't really stand out does it, but it's nice to have it confirmed, so will sort that as well.

    Pricewise, there's one upper flat over the path @ 95K and Welshy123's just down the path slightly which is @ 85K......

    Even though they're in "rougher" areas ? A lot of the flats that are listed as being in Hadrian Park (my estate), are actually in Battle Hill, which has a bit of a reputation, hence the lower prices presumably ?

    Or do people tend not to pay attention to that and just look at the price first, location second ?
