    I'd give yourself a bit of 'offer space' and maybe keep it at the price it is, but lose the 'offers over'. That wording alone puts some buyers off.

    Definitely get room sizes up as a matter of urgency. I probably wouldn't bother calling about it unless I loved it or there was nowt else on the market that would tempt me. Wouldn't be keen to deal with agents who can't even be bothered putting room sizes on RM in a rubbish market like this.

    Can it be classed as a maisonette then instead of a flat if it has its own front door and is (presumably) on two floors? Or does just a staircase (I presume again!) from the ground count as being on the ground floor too?

    Maisonettes are often more desirable than flats.

    Must say 'own rear private garden'. Can't believe they've not specified that.

    More info on those details, please - and !!!!!! lose the unnecessary caps! Makes me want to phone them up myself to complain about the rubbish details lol. Are the ones on their site any better? Not sure I want to look them up or the computer might end up out the window ;)

    It's not really on two floors - there's the front door, and you're at the bottom of the stairs, there's enough space to take your shoes off and there's a storage cupboard where the fusebox and meters are but that's it. Then it's up the stairs to the actual flat.

    The details are cribbed exactly from their site, again, think I'd be better off doing my own as there's loads of stuff not mentioned - the bedrooms, bathroom, hallway and kitchen have all been decorated with the last 8 months for instance. Oh, and am chain free, they didn't mention that.

    The room sizes are on their site but other descriptions for other properties on their site are better IMO.

    Thanks for this, will collate all the stuff at the weekend and send the EA a list of amendments :-)

    I don't understand why you're "offers over" if you're negotiable.

    If you've had no viewings yet then the least you can do is remove 'offers over'

    Someone needs to tell the EA that you don't take pictures towards a window unless you have a proper camera! How to make a room look dark...

    As I said, am new to this, so a lot of the stuff I was told by the estate agent I've had to take on face value, I did intend to post on here for advice as soon as the listing went up but I just haven't had the time over the past few weeks.

    Personally, I'd still be calling it a maisonette. Many say the fact it has its own front door makes it a maisonette. Others say it needs that, plus two floors. Not sure if there are rules saying it actually has to have a room downstairs to qualify... am sure someone will confrim or give a link to a formal definition.

    What does your lease say? I'm still guessing it's a maisonette. It looked like it would be from the pic, but wouldn't hurt to just glance at the lease to see if it's mentioned.

    Exactly. Tell him to look up Exposure Compensation in the photography textbooks.... and that the switches on the wall next to your doors operate the lights.

    I totally agree with everyone else. I can't believe that there are no room sizes, and a floorplan would also be a big bonus.

    Thanks, floor plan is done, have rewritten the description from scratch including room sizes, just need to retake the photos, was a bit too murky at the weekend, might need to nip home one lunchtime and do them if the weather is bright.

    Will post everything here when done to get some more feedback.
  • Well the 'bad' news is that the listing hasn't been updated yet as I only sent it today, the good news is I have a viewing at 4.30pm tomorrow :)

    As I understand it (certainly how the EAs operate round my way), a 'maisonnette' is distinct from a 'flat' in that it is self-contained, i.e. you have your own front door and there is no communal inside space. It has nothing to do with number of floors - there are places
    with accommodation over 2 floors advertised in this area as flats, because they have communal entrance halls.

    I don't think there are any rules or official definitions of these terms - all the posh new developments here call themselves 'apartments'
    even though they're exactly the same as older places called 'flats'.

    Personally somewhere advertised as a 'maisonnette' would stand out to me (in a good way), as I hate the ideal of communal areas, but then it may put other people off if it comes accross as being pretentious, and trying to dress up a flat as something more than it is. I guess it might depend if there are a lot of these properties in your area (and what they're normally called), or if it's unusual.
