we get viewers but they always offer on other houses..?

    Interesting to see Pinkshoes link - essentially the same house, different agent and yet again no bathroom and bedroom pictures which to me suggests there is something in them that agents think (apparently rightly) might deter buyers.

    I think fresh pictures may help, there is no point in having 100 viewers if they are not the type of viewers you need or want. It only takes the one to make a decent offer. I would be asking myself why are people viewing your home, is it noseyness because the pictures don't tell them alot or is it because agent is actively encouraging them to when its totally not suitable for their needs.

    bedroom pictures are a must IMO and your bathroom looks a decent size on the floor plan, is it nice. family house large bathroom would be good. Any chance of some winter flowering plants to pop in those pots just for a photo.

    Your agent seeking feedback? What has it been like? Could you o viewings yourself or possibly get someone to spy on your agent and see if they could be the problem.

    I wonder if people are viewing yours so they can use it as a comparison for the house they actually like.

    I know nothing of the area but if your priced well and the house is clean and tidy a photo or two won't put people off and especially not from making a cheeky offer.

  • thank you thank you so much for your replies. it is extremley helpful.

    sorry to miss a question, yes it is ex council house, and it is single brick house. the bedrooms are two double bedrooms and one what you would call a box room but big enough for a single bed etc.

    the garden is very boring we admit that (not gardening people, ie one reason we would like to move as its a big garden and we dont do anything with it).

    more pictures would be great i think.

    as for the feedback, most say its cuz we dont have a dining room, which is a bug, and can be changed if needed, we didnt want the work to be honest, so that is some of the feedback, but nope not one person has put in an offer and not even a cheeky one, and to be honest we would be glad to actually get what we paid for it, so we were hoping someone would put in a cheeky offer...you never know we mite accept! but not one offer.

    getting fed up with it now. thinking moving EA i think, see if they do any better than last ones.

    we had one second viewing last week, and found out today that they put an offer in on something else...and smaller, so gutted.

    I looked on Streetview ... not overkeen on what seemed like electrical wire overload and poles all along the street. And there's a dodgy looking brood at number 9.

    According to zoopla you house is worth £5k less than you paid for it.

    Ask them for help asap.

    There is winter bedding they can get and pots they can plant up which will make your gardens look more appealing. You will have to pay for the materials and give them something for their help.

    That way they will look better in pictures and in viewings.

    There is a joke I have with some of my older friends about people we can tell hate gardening but have put their house on the market. Suddenly they have these pots of plants which they let die once their house goes STC. If the sale falls through they get new ones when it's put back on the market.
    I'm not cynical I'm realistic :p

    If you are in doubt about how the agent is marketing your house... rope in a friend and ask them to arrange a viewing of your house and get them to report back how the agent is actually showing the house - are they showing it to it's max potential? Some houses need little help as they show themselves, others you might need to point out certain positive points with... However your EA should be doing their job in showing the house for you and trying to how all the great points... maybe that other houses in the area have a conservatory and use that as a dining room - garden plenty big to accomodate that etc small outlay to get an "extra room" on the house...

    If you have bulky furniture in the box room - get it out and store it somewhere - you need it to look big! Ditto all the bedrooms - if you have king size beds, borrow some doubles from friends if you can - makes the rooms look loads bigger. Beds with lower bases also make the room seem bigger - declutter bathrooms - no old soaps or shower curtains - I'd rather see a £5 white curtain from Asda than a £50 one with water marks :)
    Always have curtains tied back to allow maximum light and not being at all odd... if you know you have a viewing... bake bread! Seriously!
    That and freshly brewed coffee trigger stimuli in the brain and people associate them with that "home" feeling :)

    ...and if you have a friend with mobile recording equipment - wire them for sound, and you can hear for yourself how well (or not) the agent is selling your house.

    I much, much prefer being shown round by the owner than the EA.

    The owner knows what it's like to live in the house, knows how it's used, what the neighbours are like, where the nearest and best corner shop really is, etc. Some EAs are terrible at viewings; have caught them out lying before. It's really off-putting.

    Also, I want to know who I'm going to be dealing with - who I'm buying from. Why are they selling? How motivated are they to go through with it? Do they seem genuine/honest? You can't believe a word an EA says in answer to these questions.

    For me, if a first viewing is conducted by the EA and I'm interested in the house, I tell them specifically that I want the vendor to do the second.

    Did you consider that some sellers hire EAs who do the viewings specifically because they don't want to meet people like you....?
