we have (what the EA have said) above average viewers for our house....the thing is thats all well and good but no offers....they always seem to offer on other houses, we feel like we are helping other people to sell theirs.
we have seen a house and want to move, been on market since june approx.
why wont it sell. garden is big and plain, house all netural colours and clean....just no one wants it.
what else can we do!?

            It looks lovely...I can't see anything that would put someone off.
 Is it expensive in terms of the area? Maybe ask the estate agent what people are saying to them about it, whether they are mentioning anything specific or you just haven't been lucky in finding the right buyer.0

            We have just offered on a 3 bed semi so up until last week were in the market for a house similar size to yours.
 My first reaction is livingroom is by far the largest room in the house, why does the picture show only one corner of it, bedrooms no photos and dimensions are not the biggest are they cluttered? Garden looks a nice size but it looks a bit bleak like nothing is alive in it, does it look like that in real life, whats with the fencing to the right of the photo, looks in bad need of a paint, could that be indication of neglect?
 We viewed 2 the same day same street, these were exactly the same house but OMG the difference was astounding. clean and neutral just didn't cut it when the rooms were just cluttered and poorly presented. in contrast the other house had totally decluttered rooms and despite measurments being the same the 2nd house just looked and felt bigger so we offered on that.             I would say you need more photos but if you're getting a lot of viewers then that may not be the problem. You may find that in current climate it's just the price that is the problem, we had our house on for £190k and were getting some viewers but no offers, then went down to £185k and got lots more viewings but still no offers. Reduced to £175k and had an offer within a week.0

 we have lowered our price by 5k 2 weeks ago, other houses have sold for the 150k.
 i was a little concerned about the pictures to be honest, i said i didnt like them.
 bedrooms are not cluttered at all, (made a point of that), and always clean and tidy (as thats what i like to see in the house). the garden is a bit dull isnt it! haha. but winter now so will be mega dull.
 so would you suggest, taking down pcitures of us/family etc, if it is cluttered slightly putting ALL stuff alway so just have bare basics?
 do you think getting a different EA will help? ie, fresh eyes, fresh pictures etc.
 and the EA we are with now is talking about joint agencies, but i alswyas thot you had to pay more with them? is joint a good idea? i dont think it is.....?
 do you think cutting our losses and putting our price down again will help?0
