  • The decor in your homes is more than fine. What isn't tho, I'm afraid is that for the size of the downstairs rooms, you have too much furniture in them .., it actually makes the rooms look smaller. I'd at least store any non essential items in the lounge (the storage unit against the wall and the foot stool). If there is a way, I'd get a smaller sofa in there.

    While its nice to have a table in a kitchen to show its a kitchen diner.., it might be worth not having it in this case as the kitchen isn't too big.

    If you would consider accepting a lower price for your house as u say, I'd consider lowering your price anyway, see what happens. If u are getting viewings but no offers, compared to others in the area.., and your house looks as well decorated as it is, there may well be problem with the price., but I'd try making the rooms look larger first .., as mentioned above.

    Any vendor who cannot cope with the above is adopting a contra-Darwinian position. The least fit vendors are likely to survive as being 'for sale' for many more years than those who can face buyers like pinkteapot.

    Blimey, I'm not the Spanish inquisition or anything. :rotfl:

    But don't ask me to commit up to £2k in solicitor fees and mortgage application fees to a purchase without being reasonably certain you're serious about selling and are being honest. The EA doesn't know things like how old the boiler is, whether this or that has been done maintenance wise...

    Best viewing I ever had was a house that a woman claimed to live in with her sons, when it was quite blatantly a student let. The guy who answered the door had no idea we were coming. The owner met us there and arrived ten minutes late. There was post sorted into three piles in the kitchen for three different names. There was a young guy hiding in one bedroom with the door shut. I asked to see that room. She looked at me with a "why would you want to do that?" expression and said "well I'll have to ask my son if he minds". If someone can lie that blatantly to my face on a viewing, why would I want to enter into a massive transaction with them?
