it takes 6 months to arrive!
WHAT!! Do blind nuns hand sew it with needles made from unicorn horns? (although with some wedding dress prices, I like to pretend that's what they do!) That's an age for a dress! Crikey. I didn't have a clue!
Your wedding plans do sound lovely Poddle, the kind of thing I'd want if we were to have a bigger do. I'm sure Sept will give you plenty of time for the dress, you might end up falling for one from a highstreet kind of place anyways!
I heard a little gossip about my second cousin's wedding. They're having 80 people in the Church, and then dinner afterwards. Then another 200+ people are joining them for the evening meal  And where's my invite, hmm? I just don't get weddings that big, it seems so crazy.0 -

It is a complete blank canvas and needs a lot done to it but has double-glazing (sorry Dinah! and has been completely re-wired and plastered. So I guess we would need to put in heating, a brand new kitchen, new bathroom and sort out floors. Anyone want to put a price estimate to that????!
Heating. How big is the house? Allow £5500-£8000. If it were me and I was planning to stay 10+ years I would very seriously be looking at putting in PV as it pays itself off after 8-10 years at the current uk feed in tarrif, after that its paying you about £1200 a year guaranteed for 25 years. Don't know how it works in Ireland though. I'd also seriously be looking at a solid fuel stove - they are so easy to link to your hot water system up front but quite complicated as a retro fit - again for a £1000ish cost you could never have to pay for heating or hot water through the winter again.
How swanky do you want a kitchen? £1000 basic, £20,000 mega swanky. For a decent one with wood tops not granite and solid wood doors you're looking at about £10,000 including appliances.
Bathroom. Well, we got the porcelin loo, sink and roll top bath for £203, tiling another £100. A day or twos labout call it £350 tops for that? So even if you want a shower, entire floor to ceiling tiling etc etc, no more than £2000.
Sort out floors. Again, how big is the house and what are we talking about? New carpet or taking up the old boards, strengthening or replacing the joists and laying new boards? What are the supplier issues Dinah? Does it require a Road Trip with the flail to sort out?!
Lol supplier issues is I have not been supplied despite repeated promisies. I can't sell a product when I do not have a product to sell!Debt January 1st 2018 £96,999.81Met NIM 23/06/2008

Thanks Dinah!
The house is a 3 bedroom terraced house so not very big. A new heating system would have to be put into the house and we wouldn't be planning on staying there long-term so would just put a good one in, but nothing too costly.
The kitchen needs to be refitted as there is nothing there. We would just look a nice one from Ikea - again something decent but nothing too expensive as we wouldn't get the money back and this might be rented out in 5 years time.
The floors need to be strengtened and new floors laid. The dining room downstairs has original stones which I would like to clean up and restore.
I think the aim would be to do it up really nice but bearing in mond it isn't our forever home we don't want to spend a fortune on it. Would like to add extra nice touches to it like having retro style radiators or maybe underground heating though.
It's the cost of the labour that also worries me!Total (Aug 19):€58,567 Now:€26,947

Bear in mind with underfloor heating you really need to have tiled floors as wood or carpet insulates far too well and not enough heat can permeate through.
Including labour I wouldn't think strengthening and laying new boards would come to more than £500 a room.Debt January 1st 2018 £96,999.81Met NIM 23/06/2008

That is good to know. Maybe I would just put it in the bathroom then.
As we are putting in a new system do you know how costly it would be to move the hot press/boiler from the hallway to the attic? I want to free up space and put an office there instead!Total (Aug 19):€58,567 Now:€26,947

You'd need to ask a plumber, it depends on the type of system so could be £800 could be £8000 - but either way the space gained would probably balance out the cost.Debt January 1st 2018 £96,999.81Met NIM 23/06/2008

I think I would have to get everything priced up separately and then add it all up and see if its worth buying!
The upside is that it is a family home so we an have access to it whenever we want. The downside is that we live over here and OH doesn't have a job in Ireland yet!!!Total (Aug 19):€58,567 Now:€26,947

CMD - We're doing our bathroom ourselves and we're looking at £1250. That's full floor and wall tiling, fitting new bath, shower, radiator. Our bathroom is 7ft x 8ft. With 8ft walls, I think! Don't know if I said that or not. We're also looking at about 3k for our new kitchen. But that's with buying a bigger oven and fridge freezer. Fitting it all ourselves though.
I just asked Man Upstairs how much it'd be to put central heating in a typical 3 bedroomed terraced house. He said he'd price it around £3,000, but that's if you were to just get a cheap £500 boiler and just one radiator per room. He also said he can start Monday. So I just walked away0 -

Thanks for that Cinny. We had to get heating in our flat (2 bedrooms) 8 years ago and it cost about £2500 all in but that was quite a time ago!
Forgive me if I missed out somewhere, but did you buy your place? I don't know why I thought you were renting!

Oh no, I rent! But, it's a weird one. They're family houses, so we pay a token rent of £50 per week. We see them as our own, because they will be one day. So none of us mind putting money into them. At the end of it, we'll benefit from it anyways as the value of the property goes up. That's why my Grandparents are willing to do the double glazing on mine and my Cousin's house. They see it as an investment into the housing company, as well as (my Grandad said) an 'investment in keeping Cinny warm'I feel bad for my Brother though. Mine was just a painting job, my Cousin's was 'walk in' and my Brother has to completely gut the one he picked
Woops! I've told my Dad though, one day I'll be buying the one we live in off him. I love my little house!
