New home - can't work hot water!

    It's a bizzare system given that it's only 10 years old,, but you need to get it reworked so that the DHW comes from the boiler and not from an immersion heater. So get in an independent local RGI to assess it and advise. Should not be too expensive to sort out, and you should recoup the investment fairly quickly with a reduction in your electricity bills.
    But I'd be a bit worried about what other household eccentricities the previous owners tolerated if they lived there for some years without getting this fairly basic issue sorted.
    No free lunch, and no free laptop ;)

    It wasn't that uncommon, storage heaters, and an immersion on ecomony 7.
    Then when the cost of electricity went up, a cheap central heating system to replace the stroage heaters, and change to a normal tariff.
    Keep the cost down by not changing the hot water cylinder, and only use the top immersion to heat a small amount of water.
    I'd get quotes for changing the cylinder, and converting to gas heated water.
    Or putting in a new combi boiler if suitable.

    Why would you change the cylinder?
    Read my post. About the holes in the insulation where the primary tappings are?
    A direct cyl wouldn't have those holes in insulation.

    OP you need to get someone in. You might benefit from some research into how a domestic gas heating system works.Such as
    Ask to see CIPHE (Chartered Institute of Plumbing & Heating Engineering)

    Why? Like CH I can see no reason to change the cylinder. It clearly has an indirect heating coil. Some pipework adjustment is required to fit a 3 port valve but its not going to be that difficult.

    Yes you are but your not really reading some of the posts. OK course of action:

    1. Postpone the elecric company meter replacement for the moment.

    2. Talk to your neighbours and see how their system is configured.

    3. By means of 2. identify a local heating man or 2 (who doesn't need to be an RGI seeing as theres no gas work involved) who is recommended by them who can come and give you a quote for sorting this out.

    Simples.

    OK, at 2am, i switched off the top switch due to the problem. This morning we had no hot water. I then stitched on the bottom switch and a few hours later we have correct temperature hot water.

    Should i leave the bottom one switched on and just use the top for quick bursts? Or do you think there is still a problem with the temperature control?

    It's because of set-up like this that the polar bears are sinking under the rising water.

    I suggest you stop obsessing with the immersion and get the DHW from the boiler sorted out...
    The top is intended just to heat small amounts, the bottom one should heat the whole tank.
    Hot water rises to the top...

    we are a family of 4 (2 adults and 2 young children) - unfortunately we are not chavs and require hot water.

    As posted on a plumbers forum:

    1. Do not use top switch - thermostat most likely !!!!!!ed.

    2. Ok to use bottom switch.

    3. Get someone in asap.

    So, there you go, we can have hot water and i will get the immersion looked at. Hardly 'obsessing' is it?

    I've been watching that thread develop and you haven't told them the whole story from the beginning. There we go I suppose.

    Anyway - have you bothered to remove the cover of the immersion heater to see what the stats are set to?

    You've already been told here how to have hot water. If contributions from this forum are unacceptable to you then I suggest you just stop posting on either thread and ask for them to be locked.

    And BTW its interesting that one normally sensible poster on there hasn't spotted that its not a direct cylinder either.
