Having a GRR GRR and GRR day today.
Old tenants moved out 31st August at 10am. Spent an hour moving their stuff round the block. 4 car loads full. Then Spent 4 hours with my mum and sister (who works for a professional cleaning firm) cleaning property. Was in good condition really but wanted to shampoo carpets, wash curtains etc.
Now it's a Victorian house with those huge wooden doors with the glass window above, but they are getting really rotten and could do with replacing. So got a quote £1300 too expensive.
Then the keys from the old tenants (which have always been tempremental) as they were cut from not the original set, didn't work. So I've decided to get the locks changed so that's costing £100, but I've never changed the locks in the 4 years I've had the house and I've had 5 sets of tenants in that time so really it is due for doing.

Thanks for that. Were not in a city or near a college/hospital, but other properties nearby dont seem to have a problem letting. Just making that leap i suppose.

£46 gross from last weeks ebay sales. £35 after fees and post so not bad.
Another free listings weekend so have decided to get rid of my baby stuff. Gutted about this but OH doesn't want any more kids for a few years. We are 26/27 so he wants to wait til our girls are more independentOPs so far £42,139

More shenanigans at the rented house. Went down to find my 'non payng' tenants with a snagging list. Really pedantic stuff like they don't like the curtain rails. They were brand new a year ago. I kept my cool and asked for it in writing.
New locks now installed, cost £120 with the new keys.
Now the bath doesn't drain very well, I have had a new bend fitted and new p trap and basically it's a Victorian terrace with thin pipes and there's not a lot can be done. It's not really a problem, it just takes longer than normal for the bath to drain.
Anyway tenants father had a go about it, I explained showed copies of invoices from two different plumbers. Brand new suite fitted twelve months ago etc. Still not happy. So helpful locksmith recommended Mr muscle sink and drain unblocker.
Anyway agreed (to shut up father) to get a plumber out cost £50 what a surprise it's not blocked just thin pipes.:rotfl:
Father of my tenants really !!!!ed me off, started going on about how lucky I was to have 'such lovely girls as tenants' so I shut him up with. "Well they haven't paid their rent." Which makes them crap in my book, didn't say this. So he comes out with, "well they are a bit forgetful." They are 21, I grew up next to an army barracks, the ex fiance was fighting abroad as a soldier at 18. Give me strength:eek:

Hope these are just teething problems with the tenants and not a sign of things to come.
Hope ebay stuff sells well. I am going to try and sell stuff as this baby outgrows/out-uses it so I can declutter effectively. We definitely won't have anymore after this one, I'm only 29, DH 35 but two is enough for us.June 2025 - part 1 - £19,145 part 2 - £21,973 Total - £41,118 29 months to go!0 -
Boo for non pating tennants! try to keep it as professional as you can, i dont know what right the father of one of the tennants has to even question you about it to be honest, i would keep it between you and the tennants. Make sure you send the late payment letter with a reminder that interest of any amount owing will also be due.Mortgage free:beer:

Plumber has got all dirt, hair from the pipes in the bath just to ensure it really isn't blocked. So that was worth the £50 by way of maintenance, think the tenants now believe me when I say thin pipes.
Also rent has been paid so OP pot at £7045. Desperate to get my OP allowance back in Nov.
Deposit protection service who were holding last years deposit, have agreed that I am due £400 back from last years deposit so will be Oping that by the end of the week.
Looking towards Nov 2012 when our five year fix is up. Thinking about getting another two rental properties. :eek::eek::eek:OPs so far £42,139

wow thats a fantastic OP pot, i'm seriously considering the buy to let, i'd like to move ourselves, but cant afford the area we want, so hopefully the B2L will be a good investment for the future, and when the kids are a bit older and hopefully our earning power increases we'll b able to let our current house too and be able to afford the area we want *can you hear me justifying it lol..*
