Catbells You do realise that if you pay £499k, it will be hard for you to get over £500k in the future. That's kinda the mistake we made with our first home. . BUT...

Don't understand this at all. Please explain! Because its below threshold NOW doesn't mean its going to be that way in a few years time.

I think on or around £500k should be ok from that respect, providing you hang on to it for a few years. Once the value hits £550k then the stamp duty issue starts to fade away.

I saw this place during my searches. It was like the Tardis. Looked totally different outside (dreary) from the way it looked inside. It had been developed from a really dilapidated semi to what you see - which is pretty remarkable .... but no storage, (thats my thing). On balance it was nice and I went to see it (not something I did often unless there was SOMETHING enticing. Garden was pretty uninteresting but it went right backbeyond the fence to a little brook which was nice. Area is nice-ish on overground into London but nothing else to recommend the area in terms of schools which seems to add £30k to prices in Lndon.

  • This house is not near good schools and all the other the desirable criteria
Some consider not being near schools, good or bad, can be desirable... (have you seen how those smug middle-class mums drive & park, the size of those 4x4s?? & Slag off anyone who dares to comment ???)

    Cheers!!

For example, the area we are looking in now, only 2 or 3 terraced houses have breached the £500k mark and they are in the high £500k i.e. £580k. These houses have been done up nicely as well, so they have either converted their loft to an extra bedroom or extended the property with a two-storey extension. No one really wants to pay over SDT if it's only £20-£30k more. So if you buy at £499k now, you will either have to be prepared to be in the house for a long time for it to make it to the high £500k when you sell or if there is room for an extension etc that will add that extra value to your house! That's just my opinion anyway... :p

No wonder they left the outside pictures until last!!

Offers Over half a million for that?! It wouldn't even get half that where I live.

What a difference between in and out. I'm genuinely shocked. Fair enough if it's someone's home and they've made it minty inside, but a developer to do that inside and then it looks like that on the outside? Blimey. Half a million pounds.
