Can MSE value this house

The house I've put an offer in on (and had surveyed) has come down a lot from when it was first marketed 6 months ago. Given that the market is meant to be plummeting even more now how much do you think its REALLY worth now?

Marketed at £560k 6 months ago
Currently selling at £499K

or £465.1k if the kitchen is less than 5 years old and there is neutral decor throughout.

We just offered on a house where the sale had fallen through about 3 weeks ago. It was on the market for £625k, and sellers dropped it to £599k after their sale fell through. EA said the agreed price for the sale that fell through was in the high £500k. We are offering £470k and not prepared to go very much higher than that (Similar houses on that road has never sold beyond £500k). Are you thinking of pulling out?

We saw a house in Barnet about 4 months ago, on the market at 575k. It was owned by developers who had completely refurbished it and it did look like a new build inside.

It was priced far in excess of anything in the neigbhourhood so we made some noises to the estate agent about offering £500k for it which was soundly rejected by the vendors.

Now it's on the market for £500k!

I'm in SE London btw so looking at the opposite side of London to you.

MrChips - Did you buy somewhere else? Tempted to go back and offer £450k?

No we're still looking - I've got another thread running which details our recent trials and tribulations!

We won't go back to this one just because we didn't like the street and immediate neighbourhood.
