also, should I send this recorded delivery? or would first class be ok?
Personally would just send it by email (to make sure your solicitor gets it) - post only required if your solicitor is an old school pain in the ... :-)
Maybe your solicitor has just had another client have their mortgage pulled between exchange and completion. I understand (mainly from reading it on here!) that this is happening more often, but I'd hazard a guess that this is still less than 1% of the time.
Having exchange and completion on the same day mitigates this risk. However, it causes other issues, namely no certainty on your part until the last minute that your purchase will actually happen.
Also, if you need to arrange removals etc. or are renting and need to give notice, then exchanging and completing on the same day means you will be risking cost or not having somewhere to live if your purchase falls through at the last minute!0 -
I sent it recorded delivery (she hasnt given me an email address, how old fashioned! lol)
I wrote a letter saying that my partner will be living with me, however he is not on the mortgage and will not have any financial interest in the property and is due to sign a form from my lender to that effect, I have not yet secured buildings insurance just yet as this is pending when I get notice of exchange.
Hopefully this will be ok, wonder what the next thrilling instalment of 'buying my dream home' will bring!!!!:DMember of the £2 savers club

Well still not received anything else from solicitor, I phoned her and she said she has received some paperwork from the sellers sols and she said I should expect something in the post next few days....that was a week and a half ago!!! Im going to see if there is anything in the post tomorrow then if not Im going to her office!! Not sure what it is I should be expecting in the post though??? Maybe fixtures and fittings!!!Member of the £2 savers club

We got our contract through the post yesterday- at last, it feels like it has been dragging on for ages, now we can finally get exchange and completion dates. I guess it would be unrealistic to get it done before 18th October, as that is when rent is due so I'd like to put my notice in then (not risking it before completion!) but I am going to chance my luck and ask anyway.
The solicitor has asked for 10% deposit by banker's draught/ building society cheque- won't these take ages, I thought we would transfer it digitally? Also, our deposit is actually about 47% not 10% so I'm not sure where that 10% comes from.0 -

Hello, don't worry about your BF living there and having to sign something.
All it is, he is agreeing he does not have a right to live there, should the house ever get reposessed. Same happened to me, I already had my house when I met my Husband, so when I remortgaged my husband had to sign the same thing.
Don't worry about the credit file thing either. Despite being married, husband and I don't even have a joint cash card account so we are not financially accosiatee, even though we are married and live together.0 -
Well nothing arrived!!!! :mad: I phoned my solicitor to be told that whatever it is she is sending me (or was supposed to have sent me nearly two weeks ago) hasnt even been typed up yet, there is a backlog!!!! Hey all,
We rent at the moment, went to try and buy 3 years ago and a few days before we exchanged the seller pulled out and a month later all the 95% LTV mortgages went, so we were left to pretty much rent. So we did and saved hard and now have a 10% deposit...close to 15%.
Anyway we started looking and offered on a property today 180,000 on one on for 190,000...offer refused. I should say its in Bracknell Forest so the part of the country where house prices are not doing badly but I didnt think that was a bad offer for a FTB with no chain, particularly as the person wants a quick sell. I looked on zoopla and without knowing the full circumstances the property was bought for 110,000 15 years ago and is currently rented for 1000 a month. It is in very good order but in my opinion, considering other similar, is worth about 180.
Are sellers less reluctant to drop prices and if so I guess its going to become a buyer vs. seller war. We are walking from this property, have seen a nicer one with a different agent but just wondered if it was a common theme?0 -
The Government needs to get a grip of our housing system - me and my wife both have 30+ salaries and cant seem to find a property even with a decent deposit to put down0

Hey,
We had an offer accepted on a property on Friday - it was on the market for £220K and we got it for £210K with some furniture and white goods thrown in! Our mortgage has been approved and we instructed our solicitor yesterday.. It's chain free as the people we're buying it from are moving in with family while they look for a property so fingers crossed things will move quite quickly and we'll be in before Christmas!
And so it begins!0
