Yes, the end is in sight! Congrats on exchanging! We are completing tomorrow and our mortgage had been drawn down last week as we were supposed to exchange/complete last friday. Like you I am still on edge though, I know that things can still go wrong on completion day. Fingers crossed it all goes smoothly for all of us completing in this week.0 -

Even though we completed two weeks ago our main move is this weekend as we still have most of our furniture in our old rental. Van hire is proving to be problematic, I've changed my cards over already but my licence still has the old address on and this is causing problems.0

Hi everyone - can I join the thread ? We have sold got a few in the chain. Went for a third viewing on the house we are buying today and they said they are now buying originally said going into rented !! Dont know what we can do as we thought we were getting close to exchanging. We still need them to sort out the building regs which they dont have for the conversion of kitchen/dining room !! Their EA said they had thought they were going into rented too !! Any advise ? We dont want to lose our buyers.We got married 17th April 2010 !! A wonderful day with my wonderful husband !! :T0

Hi all - I'm a FTB and have found a place for £135k. I have £27k savings and am in the position between putting down a 15% or 20% deposit. If I put 15%, I'll have to pay higher rates, but will have more left over for moving and renovations. If I put down 20%, I'll only have about £2k left to sort out the fees - is that even possible?
I'd appreciate some support on putting in an offer as well - the kitchen for the house needs complete renovation. I'd want to offer around £125k, but would that be a silly price?

FTB here, thought i would join in. Still looking at properties on rightmove and i've viewed only one so far and my offer was rejected.
I've found another one which has just been reduced from 115,000 to 105,000 so i'll have a look at that in a couple of weeks.
It's been hard searching because i really want storage space and have been looking hard for a 2 bed with a garage, which are not always easy to come by.
Properties aren't selling that fast here in Dudley so it gives me a little more time.0 -

2k is what i am putting by for fees such as solicitor, valuation, survey & arrangement fees. I would say try for 2.5k to be sure but with 2k you shouldn't be far off.
Offer what you think the property is worth and hope for some good feedback from the agent. Look at recent sale prices in the area. Depending on the size of the kitchen it could cost up to £7000 for renovation work.
I've just had an offer on 93,000 turned down on a property for sale for 105,950. Thats what i think the property is worth so i've moved on, hopefully they'll come back to me.0 -

We're supposed to be exchanging on Friday. Our solicitor told us yesterday that she hasn't recieved anything from our Vendor's solicitor who told our Estate agent that he sent it all a few days ago. Bleugh.
Standard sob story - if we don't exchange by Friday we have to pay 2 months rent on our current place instead of one as we won't give our notice until we exchange just to be safe bla bla etc etc
On top of that my Dad has just been diagnosed with Motor Neuron Disease at only 50 and I'm trying to help my parents sort out their situation and find them a new flat. I don't need this stress! :mad:
I know it's probably possible to get all of this done by Friday and we live near our solicitors and can go in to sign paperwork but I just needed to rant

I have just under 2 months left now until I complete and move in to my first home
I'm still waiting for a date (new build) so for now it's on 10 days notice but is expected to be end of October/very early November. Getting quite excited/impatient!
Landing a second part time job has/we sill me smash my savings target come October which is good though with the recent market turmoil I did make a small loss but decided to grab what I had and run whilst I could still afford the house. I have a small contingency left to overpay the mortgage but not as much as I'd have liked. C'est la vie.0
