We got the results of the survey in the post today.
No surprises, some minor roof work but 'expensive and comprehensive re-covering is not yet justified' and everything else in keeping with age of the property. Valuation fine, no retentions etc.
Now to find out what the solicitor has in regards to electrics/gas etc.0 -
Here for another rant. There is ziltch on the market for us to go and view at the moment that is a sensible commute from work. Is all rather depressing. The interest on our property is hotting up and the EA is telling us to find some options fast as FTBs like to move quickly (understandable!!!). So if you have a gorgeous property to sell in the East Central belt of scotland please do let me know...otherwise I think I'll empty the packing boxes we have and construct a home 'a la' blue peter style....

can you rent until "The One" appears on the market? We did. Ok, and breathe....
An identical house has gone up in the same road as the one we've just missed except it's IMMACULATE and the extension we were considering has already been done. It's up for the same price as the last one & I'm viewing tomorrow at 6.30pm although I know I already more than love it
Is it soooo wrong to offer the asking price to secure it? (Guess not even that's guaranteed to secure it but you know what I mean!)

Hi guys, ecstatic that I'm finally able to join this thread
Myself and my partner have been interested in buying for a couple years now, but since I only just finished my PhD and started my postdoc we weren't able to get a mortgage. The good news is that allowed us time to build up a substantial deposit, and now we're in a great position to buy.
We viewed a great 4-bed detached 7 year old property on the market for £235k the other week, which ticked a load of boxes for us. Our grand plan is to have this place for about 10-15 years, overpay the mortgage substantially so that we have little left on the mortgage by that time, and then either buy or build our larger "forever" house. We put in an offer of £205k which was rejected and then £215k this morning which was also rejected, and eventually we've settled on £220k which puts us at 93.6% asking price, and slap bang in the middle of our original offer and the asking price, so I'm very happy with that
It looks like the couple are splitting up although I'm not 100% certain about that - EA said husband is in new house already, and his OH is moving into private rented. So we'll see in the next couple of weeks whether this throws up problems, but it looks like they don't need the sale of the house to move on, so we should be essentially chain-free. So tomorrow I'm going to get on to the bank and sort out a homebuyers survey probably, and hopefully find some solicitors quotes! Anyone got any recommendations for solicitors in and around the West Midlands area (preferably around Coventry)?0 -
Valuation and survey booked for Tuesday! Excited and scared but think that it should be OK.... will post with an update once we've had our results. I think my biggest worry is the valuation as we simply don't have much room to pay extra if things go wrong.0

We have completed! OH & I are now the proud owners of a wreck of a house
We still have a couple of months to run on our rental, so we're not moving in straight away. We'll be moving in this August - almost 2 YEARS to the day since I put my home on the market in order to buy with OH. Exchanged contracts yesterday after a very stressful day of arguments with the vendor and estate agent.
Thank the lord I'm buying a house that will last me, I can't be doing with this hassle again in a hurry!0 -
