Offer made on Second Chance House! Only £5k under the asking (which we're struggling to find if we had to go to it) but I bloody hope they can move before I give birth!!!!

Re: the previous house - do you think that was overpriced considering state & lack of extension? Might give you an idea about the relative "value" of the new place..?
I think it was a bit (as did the vendor) but considering the area, road, size of the rooms I don't think it was tooo bad. Seeing as this one has the extension & is immaculate (except for a lick of paint in the en-suite) this is definately worth the money - our offer is for £5k more than our offer on the other.

Starting to panic now...just sold our property today and dont have anything to purchase aaaahhhhh!!!! (In scotland you sell before you buy generally)
The house we loved (and still love) is still on the market, but after a frank discussion with the owner on wednesday where I said our top price would be 13% under their asking they've never got back to us. Accepting that it will never be enough for themFound two more houses to view but again are way over budget - one we would only be able to offer 19% under asking and has only been on the market a fortnight. Do you think we even have the remotest chance?

Just out of interest, are the properties you are looking to offer on at 'offers over' or fixed price? I'm just starting to view (in Scotland aswell) and as a FTB I'm not sure what sellers currently expect - does offers over still mean that? So things are starting to move now. Have instructed our solicitor (and informed EA and bank), got the surveyors going around on Tuesday or Wednesday and been around to the EA and bank to provide our ID. We're looking at a combination - some people can accept under, some people can only accept over, it all depends. Best to look at a mixture in combination with the HR value, as well as the previous sale value. From our experience, those who bought in the boom years with a huge mortgage cannot afford to go under, whereas those who bought before 2002 will have equity they may be willing to lose in order to make a sale. Best ask questions and be honest and at least that way you know where you stand
We didn't officially put an offer in, just discussed figures very honestly. it was 13% under the asking, which was under HR, which was under the bought price in the boom so I can see why they haven't got back to us! Best to liaise with your solicitor to determine best prices to try at.0 -
Initial offer turned down - now have to go to asking price. Hubby awaiting bank to confirm they'll lend us a couple of grand more

We have completed! OH & I are now the proud owners of a wreck of a house
We still have a couple of months to run on our rental, so we're not moving in straight away. We'll be moving in this August - almost 2 YEARS to the day since I put my home on the market in order to buy with OH. It's been a long, hard slog to get here, and almost everything that could've gone wrong, did go wrong, but we're here and picking the keys up this afternoon!Exchanged contracts yesterday after a very stressful day of arguments with the vendor and estate agent.
Thank the lord I'm buying a house that will last me, I can't be doing with this hassle again in a hurry!
