    Unhelpful seller!

    You should be able to use your mortgage offer on another property so long as it covers the purchase amount and maintains the LTV ratio. However I think offers expire after about 3 months, so you may need to extend it (I've extended twice with relatively little trouble).

    That's it! Your solicitor will let you know when the contracts and deposit have actually been exchanged (this will be after all queries have been satisifed and everyone's ready to buy), and then the chain will agree to a completion date.

    Yay!! Thank you!! I know we've had all the queries back that the solicitor asked and there isn't a chain (house is empty). We've paid all the fees too, so it should be pretty imminent! :D

    After 10 months I am finally under offer on my house. Only problem now is I can't find anything suitable to buy. We have 200k and want a decent size 3 bed with a garden. In a suburb of Manchester. You would think I had 50p the way the agents have reacted. You would think they didn't really want to sell any houses some of them. Anyway so far got 5 booked in for Saturday. All renovation projects. Not ideal with 2 young children, but beggars can't be choosers I suppose. X x x

    It expires June 10th I think it is... so I guess I will have to extend. I'll probably lose about £500 I reckon in solicitors costs but I guess its not the end of the world.

    Am surprisingly positive about it all!

    Awwh thank you :) xx We are going to look at something else friday (same build type, close to this one, vacant posession so I don't feel bad about going to look at it) which is another option for us if we get beaten on this. It's slightly bigger as well, and has a downstairs loo as well as a conservatory - but the kitchen is small (it's been knocked through into the dining room in the one we like - making it a huge open plan space). I'm not sure how much it would cost to knock through the kitchen wall. The kitchen in both properties would need replacing, so it's just the cost of the wall removal that would be extra :)

    With the rendering though, I think with things like repairs on that scale, I'd always doubt how the person looked after the rest of the property as well, so you might have had a lucky escape in the long run :) It's odd she won't contribute to the repair cost though as she's likely to have the same problem with then next buyers survey too. Hope you find another one you love soon. cel x

    Nobody seems to be taking me seriously about pulling out of my house buy - my own solicitor responded to say she's 'taking instructions' (hate solicitor speak!) from the seller's solicitor - what about? They've said they wont contribute so I am out! End of. I can't be bothered to wait for the solicitor letter ping pong to confirm this so to make sure everyone knows I am serious i've retracted my offer with the EA by email this morning. Maybe then someone might listen to me ;)

    Sounds like she's trying to work out what she'd have to do to keep the sale on track to me. She may have thought you were bluffing. Hopefully your mail to the EA wil set her straight. Would you want the house if she agreed to help with the repair?

    OH has made an appointment to see the house next door to the one we have an offer in on (also vacant) :rotfl:It's bigger, has a garage and workshop and has been extended out the back a bit - but still has the kitchen issue so that wall would have to go. It's up for 35 K more though. (which it won't reach as the only house that went for that amount in the road was almost twice the size - a corner plot with a massive extension)

    Had a look on street view about the one we are going to see this afternoon; the area isn't great - only 800 m away from the one I'd like but quite different in terms of proximity to industrial stuff.

    Lets hope the seller of the newly booked house doesnt still have their head in the sand re: house prices then if they have it on for quite alot at the moment. At least you have several options. Might as well go see the one this afternoon just to give yourselves an idea of your choices.

    When's the other appointment?

    I will let you know what happens with me today! I am definitely interested if she'd help with repairs, I really love the house and I can't see anything else in the area that has as much potential at the moment. Plus i've had the mortgage, paid for searches etc etc and it seems like all that was left (before the rendering survey) was a few little things and the exchange/completion (the only other house I liked and had in my head as a 'back up' has just sold.)

    I am just prepared to walk away though if she wont contribute. I find it baffling though that she wont, as surely she will continue to have this problem with each potential buyer?
