    Of course the real answer to the question how much have houses increased since december 2005 must account for the well defined 6 to 8 week lag after offer and acceptance for estate agents stats, and the 3 month lag after offer and acceptance for land reg.

    and decided to buy in december 05, when might I have reasonably bought. Actually did a wee survey elsewhere on this, and it was thought that 6 months would be reasonable.
    However, I'll go with 3 months to be fair.

    Drat, if I move the figures back just one month your loss goes from £50k to £35k. Just goes to show how volatile these figures are. Anyway, as you joined a third of the way through the month of December lets say we split it and make it a £40k rise.

    Though as clearly demonstrated the december 05 figure is simply in no way relevant. :)

    If the lag is so important, why do you count it at the beginning of the period but not the end?

    So lets see. £50K has dropped to £19K. In the space of one evening. That must be some kind of HPC record.

    Quite why this is or has ever been relevant to my opinion on Uk house prices I have no idea.

    But actually, a handful of embittered obsessive tell me that the only thing that matters is how much you've made or lost by waiting.

    So clearly, the critical rule in the "Dance Off" is whether I decided to buy or not in december 05.

    Logically, had I decided to buy (and thanks to a little straw poll of CC members) it would realistically have taken 6 months to find a place.

    But in the interests of sportsmanship, we decided 3 months as being quite appropriate.

    Ergo net loss in the dance off, £316.

    And so ends our adventure for another month.

    Lets take a breather before another clown (or even the same clown) is yet again compelled to launch into the same process of epic fail.
