1) You did appear to be unaware of the same prior to your rather confident statement.
2) Can't help but notice that January 2006 is not December 2005
3) Still waiting for you to run the figures on your prefered land reg stats. :A

3) If they don't do "identifiable matched pairs" then they are not the index for me (don't go mixing up what the LR who measure English house prices do with what the Scottish one does - the latter seems much inferior).0 -

Incidentally, whilst land reg does indeed take steps to compare "like for like" for types of properties, do please clarify how this changes the fact that the overall averages for all properties over all areas are still just over all averages.0 -
