    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..
  • The lounge is really rather small, as is the third bedroom. I'd be looking at at least £100K less for a similar size and type of property where I live.

    In light of what other people have said about similar properties nearby I can only conclude it's the price then.
  • Is there a time of day when the garden is in full sun? If so, maybe retake the garden photo, with some outdoor furniture in it

    It seems the general consensus is that the front of the house is a bit off putting. You could chance taking that photo off all together to get the viewers in but then of course you risk crowds flocking only to dislike it anyway. At the end of the day everyone in your street would have bought the property at the time so some people must like it (unless the occupiers are tenants)....from other comments maybe a price drop of 10k may get more interest.

    Ok, I'll be brutally honest.

    Interior: I think it's it brilliantly done, and provides a blank canvas for anyone moving in. Couldn't have done a better job, although I would want to see a dining table as that one photo isn't clear what it is.

    Exterior: Back garden is ok, again a blank canvas. However, I think you should put a wall in your front garden like your neighbours, then you have an option of adding a gate. I don't particularly like open fronted houses like this, it would be much better with a small fence or small wall.

    Price: One thing that doesn't help is number 36 (sold 160k dec09) is identified as a detached on the land reg, whereas it's a terraced (street view); this initially pointed your price being well over priced until I looked into it.

    How does your house compare to 52 & 54?

    Its nice. But just a bit boring. It doesn't look lived in. You wouldn't want to move in and repaint. It doesn't really stand out. Saying that the green fence and the patio does look nice but the rest of the house just doesn't seem that exiciting. I am not sure what you could do to make it more appealing. Maybe you need to make it more appealing for the rental market as it looks like the kind of house your rent for a while.

    I can't comment on the price but personally I'd like that it looks like a blank canvas though, if you are a developer I'd prefer it empty rather than 'dressed' and feeling like the wool was being pulled over my eyes.

    I think it'd make a great family house so I'd dress it to show how it could work for a family, some toys and seating in the garden, (get the estate agent to stress the word 'secure' re the back garden) a high chair at the breakfast bar and stress how there's room for a buggy in the porch.

    I agree the front does look a bit ex-local authority. As the porch extension is in different brick I'd have it rendered and then paint it (mid grey being my colour of choice at the moment!) then move those pots from the garden and replant them with something that looks fairly well established (pale yellow would look great against the grey ;) )in a row up against the porch extension.

    I think you may have made a mistake moving the front door to the side, I personally prefer my front door on the front of the house but not much you can do to change that now except make it look inviting and maybe get the EA to retake a pic looking at your house from the right.

    I completely agree with this. You can inject colour into the property without doing anything drastically permanent. You throw in colourful cushions, etc... a rug with big bold colours will do wonders to one of the rooms.

    I think somebody also suggested curtains - that is also good.

    I think it would have been better with a smaller window and a door facing the front (in the porch) and bricked up at the side. I'm not keen on the windows and the fact that the small window upstairs doesn't match, but I have a thing about windows being the 'eyes' of a house.
    Of course none of my reasons are viable because of the cost. But I agree about the dining room table and the open frontage.
