  • Looks like a lovely house but it's not very "cosy". Try putting fresh flowers around the house, some non-personal ornaments (Willow Tree items maybe). Just make it look a little bit more lived in. Maybe a little bench in the back garden?
    No idea what the prices are like around you, is it priced competitively, or could you offer an insentive like leaving white goods or carpets/flooring/blinds?

    Harrogate is expensive my two best mates live there, I spend every Friday there so feel like I know it well. There are expensive parts in the north and this is one of them. It's a great area but as a mummy of two we live fairly close but get more for our money by not having the HG postcode.

    One of my friends works for a very large estate agents in Harrogate and says that the only homes shifting are buy to lets, renovation projects and higher end.

    She suggests that buyers don't want to pay a premium for a 'developed' house.

  • The decor is absolutely fine, it certainly will not put anyone off viewing whereas a load of junk will. Perhaps a better picture of the garden to make the lawn look bigger and jazz up the front a bit although it is hard in winter to find colourful plants. I would consider maybe changing the first photo to be the kitchen one so buyers think mmm nice kitchen and by the time they see the front they have decided to view already. Other than that you may be a victim of the market, let's face it 3 years ago someone would have bought it within a week.
  • First impression is that it doesnt have good kerb appeal. It looks stark and cold,like a concrete bunker. Is that how much 3 bed semis go for in harrogate? Sounds high.
    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..
  • I know Harrogate very well because my best friend is from there. Your house is beautifully presented inside and out (the boundary issue and kerb appeal are the only improvements you might do, and TBH neither are a really big issue). The main problem is, your house - especially with its premium price - is now very clearly the best house in the street. So it's not a good buy for its traditional FTB audience because FTBs are usually looking to "add value" or put their own stamp on the house (IF they can raise the finance right now).

    For people with a bit more money (and there are still an awful lot of them in Harrogate) your house suffers from its corporation housing heritage, and therefore doesn't appeal to upmarket buyers. At that price, cash-rich potential buyers ('Rahs' funded by the bank of Mummy and Daddy, or Mummy and Daddy downsizing from the big house in the Golden Triangle) would only be looking at period properties, which have a bit more social cachet in that part of the world.
  • There might be a restrictive covenant on it which states that the frontage must remain open plan and as such can't have fencing/hedging.

    Curtains would make it look far more lived in/homely as would some pictures/mirrors placed on the walls. Whilst some people like a blank canvass, atm it might be difficult for people to imagine it as a 'home'

    I can't remember having a house that tidy - that would have been life before little people!
  • If you do manage to cash it in.......drive West in my direction for 1 Hour and 4mins (Google) and you could get something similair and TWO FREE lol

    With the money you get from letting those two out you can go back to Harrogate WHENEVER you want!!!
  • I think it looks great inside, apart from being bare at the windows. Curtains do make a difference.

    I know you don't want to spend money, but you can get a cheap pair of curtains for under a tenner.

  • Ask your agent for the Rightmove statistics. These show how often yours comes up in a search and whether people then view the details. I suspect you'll find people aren't looking at the details because they are put off by the grim exterior which is the only picture that shows in the search.

    If this is the case either demand your agent upgrades yours to a premium listing so 2 more photos are added to the search page, or change the search picture to the lounge picture.
