Hi all,
Am a (newish) poster to these forums, usually operating under an alternative username, but wanted to ask if you would please take a quick look at the below link and let me know what you think. (I have registered an alternative username just because I don’t want to be tracked down as I have posted some personal things on here about my and my partner’s financial situation under my usual username).
I am currently selling my house in Harrogate. 3 bed semi detached. £235k.
Could someone please post the link for me as it wont allow me as a new poster. It is rightmove dot co dot uk /property-for-sale/property-31329632.html
I’m a 24 year old female, finished doing it up about 3 months ago and put it straight on the market. 3 months later I seem to be struggling with getting viewings and have just recently changed estate agents (in the last week). One major feedback I keep getting is that the garden is small, but clearly I can’t change this. I have read some similar posts from other vendors asking for views, and would really welcome any constructive criticism you can offer. I really have literally no money left to plough into this property so any free suggestions to improve it would be especially welcomed. I’m just looking for advice really. I believe it is valued competitively and is in a favourable area of Harrogate and it is pretty much immaculate inside.
Any I missing something major here?

I am in a similar situation to yourself. Although i seem to be getting lots of viewings but no offers wich is slightly concerning! :mad:
I assume that you have looked at what other property in the street has sold for recently? Looking at zoopla most of the sales in the previous 3 years have been under 200k.
numer 63 sold in June 08 for £222k. Was this similar to your place?
With regards to the presentation i dont really think you could have done any more. It looks professional. The garden looks fairly small. The only thing i may have done different with that is more lawn less paving.0 -

I know little about the Harrogate housing market except that it is significantly more expensive than where I live.....however, I was surprised just how much more if this is priced correctly/reasonably.
The house is a bit stark/too neat - doesn't look very lived in, which may put some off? No pictures on the walls for example, gardens very bland. But to be fair this could be attractive to those who like a "blank canvas".
The open front garden may put people with young kids off, but then the rear garden is nice and safe.....
Sorry nothing obvious...others with more knowledge of local prices will no doubt comment more on the price.0 -
Presentation looks good so I don't think you need to put in any money there. It's probably just a victim of the current market, mortgage lending is at a real low and people don't have the funds available. Your only option may be to reduce the price. I have no idea what prices around that area are like (worth looking into similar houses and how they have sold) but around my area in the south a house like that would definately be cheaper.0

Well, you've chosen excellent photos that really show the house in a positive light, and the house itself looks lovely, so that's all good. Also the description is great.
So I can only imagine it's to do with location and/or price. 3 bed properties in Harrogate (large area I know) range all the way up to £600K! While I knew Harrogate was a nice area, I didn't think prices would be that expensive that far up North. It might just be bad luck with timing. I agree with Adam - there's not much more you can do.0 -

First impression is that it feels quite cold - no personal items, or much colour, at all. It doesn't feel very welcoming. Do you actually live there at the moment? Saying that, I do like an uncluttered house (an unrealistic dream for me with 5 kids!), but these pictures just doesn't feel very 'homely' to me.
I'm on the south coast and the price looks quite high to me, but I don't know your area so can't really say if it is actually too high.0 -

On other threads like these people get told TO remove personal items and paint in neutral colours! this house selling lark seems a bit stressful!
