Thank-you to everyone for their advice, I'm pleased to say the second viewing went well and the guy wanted to ask a few questions just about what work we had done to the house, how old the boiler was etc.
The EA phoned us yesterday with an initial offer which we turned down and he came straight back to us with a second offer which we were pleased to accept!!! :j I am over the moon at the thought of finally being able to move and am looking forward to viewing some houses next week. Fingers crossed this sale goes through!!!!
Great First78, remember if you have never had contact with the seller, then maybe you should do the same for your purchase as you do tend to find out a lot more. I've always met the sellers of any house I've bought to go over things and it's always worked well.
Good luck with your sale and search.
