    Yep, they have ways of checking, otherwise everyone would be doing it. There have been threads on here about people even taking their house off the market, then selling to someone who viewed via the EA months later and the EA still sent a bill! Depends on the 'introduction' clauses in the contract as to whether the seller is obliged to pay up.

    They can regularly check on completed sales in the area (such as via mouseprice), and then check on the land registery to see the name of the new owners, to see if it tallys with one of the arranged viewings!

    There are probably other ways, but thats the only one I have heard of.
  • Oir EA didn;t know things like the vendor also owned next door, and that the field next door was private allotments etc, so it was really useful to actally speak to the vendor. HTH

    I have recently purchased a house with my OH, I had a first viewing with the EA (who happened to be the same EA we had rented from for the last year and a half!). I popped back in to the EA the next day just to ask some questions about the vendors status, reason for selling etc and the guy in the EA immediately picked up the phone and said "Wait, I will call the vendors, they will be best to talk to about this so I will arrange for you to go round again" and before I knew it, he had sealed a date and time for me and my OH (without EA) to go for a second viewing!!!

    I felt so bad for the vendors as it must have seemed as if I had gone in demanding to see them on their own!

    In actual fact I was so grateful to get to speak to them without the interjections of an EA. I was able to ask about their thoughts on inclusion of flooring, curtains, lighting etc, I was not interested in discussing negotiation on house price. It was invaluable to see how they were as people to guage their commitment to sell as well as getting their honest opinions on the neighbours and house.

    They did point out things which they felt were issues, like those the OP mentioned, this only further served to encourage us to make an offer as 1) they seemed lovely and 2) they were very honest and upfront about niggles in the house. We knew we loved the design and style of the house already, but we would have been more inclined to walk away if something else came up had we not of met them and built this rapport and gained this extra insight that the EA could never have provided.

    In future I will always ask to meet buyers/sellers :j

    But the EA found the buyer. If you don't want to pay an EA then don't use one.

    They may have found the buyer but they haven't "sold" the product to them. By needing to meet the vendor to ask further questions the EA hasn't done enough research and doesnt know enough about the house to have sold this property, the seller has sold it.

    Please ignore this terrible advice. The EA will find out from Land Registry and, if necessary, sue for the fees.

    Most of this is supposition. You have no idea if that's why the prospective purchaser is returning.

    I don't particularly like EAs but without one the vendor wouldn't have this second viewing...
