    That is so sad, cant believe the buyers are being like this:mad: , have they actually seen proof letter stating there are no problems? if so i think they are trying to be clever buy either gettin you to knock the £1100, or u do the work before completion for them?? What have u suggested?? how far are you? have u had a mortgage offer through yet??

    What can you do eh?!? You never know you may sell quickly again, and still get your dream house.

    Try and think of it from their side (hard I know) maybe they are suspicious of the following reports? And are not prepared to pay an independant guy? If they want an older style house, they had better be prepared to keep losing money if they are not prepared to be a little flexiable on survey, especially if they have builders in the family and can get work done cheaper.

    Its so horrible to have your dreams smashed by others.

    Have a sleep on it tonight and see if theres any way round it, are they not prepared to even meet you halfway on this £1100? I know you shouldnt have to, but if it means you can get the house of your dreams, its worth it, if you can.
    Say that you will do it as a good will gesture if you can, I know it will stick in the throat, but sometimes its better to give in a little and not lose sight of your dream.

    Any news on the valuation? If its valued higher, you could use some of that money perhaps?

    Hi Ya - Yes they have seen the reports that state their is no problem, but they have also seen the ONE report that sez there is.

    Last thing we heard is that they are pulling out, and apparantly the EA had arranged for our house to go back on Rightmove.

    No we still havent had our Mortgage Offer through for our house yet, but are told this will be next week. (As if its needed now)

    From what i can gather, they are wanting a reduction in price so they can get the work done once they moved in, but have also given us the option to get the work done before we complete.

    I wonder if they are trying to call our bluff. I went on right move tonight, and their is nothing on the market as low as ours in the condition as ours, so i truelly think they are biting their nose off to spite their face.

    I wonder whether we should just pull out and give it a rest until new year. Its coming to xmas, market is dead no doubt. Not an ideal time to move really.

    They havent asked would we meet them half way, just stated that we consider getting the work done prior to completion, or reducing the price accordingly, or they will pull out.

    I now feel that because how devious they have been, and leaving it this late, i feel more angry and more less likely to help them. We will sleep on it but as i said, i wonder if they are trying to call our bluff. They have money to loose through just pulling out.

    AS FTBs who are both living with their parents, maybe the vision of another christmas living with mum/dad isnt a problem....!!

    I suppose the only thing we can do is await for a letter actually confirming that they have pulled out and then decide whether we re market or forget about it for 3 / 4 months.
  • If you do decide to pull out, don't think it's necessarily a 'dead' time of year, just keep on pushing your EA.

    I have sold houses on xmas eve before. Most people thinking that its a dead time of year, take their houses off, leaving a lack of property on at this time, so houses that are there, normally have less competition and can sell quicker than spring when there is a glut on the market.

    Depends if you need a break! But if you sell quickly then, you may still get your dream house.

    Now am I right in thinking that you got the valuation, 5k less than expected? In which case you are 5k up, buyer wants a reduction of £1100, so even if you do reduce then you are still £3900 up?
    Or am I barking up the wrong tree?
    If this is the case and considering the original offer was so good only 500 off FAP, i would personally swallow it, if need be, but try the meeting them half way first?

    Sometimes its better to go with it, than face going through all this again, and remember it just could be as bad/worse next time!

    No you havent spoken out of turn, and i thank you for all your effort in posting your opinions. They have been welcomed.

    First of all, i may have confused you about the valuation scenario. Before we can complete we need to give a figure to the HA of how much our house is valued as they want 25% of it. They have to have an independant surveyors report, so can not take our buyers surveyors report, nor the valuation of our EA nor what we actually sold it for.
    So we had to instruct our own surveyor to come in to od the same job as our buyers surveyor, but to send us the valuation direct.

    So for instance, if the surveyor valued it at 100,000 whether we sold it for 110,000 or 90,000, we would still have to pay the HA £25,000.
    However, this has worked in our favour as we have sold the house 5k more than he valued it, so we wont have to pay the HA the full 25% of the price we sold for. So we have made a little bit here.....you see it helps to talk to the surveyors sometimes!! :-)

    I just honestly thought, who wants to go through this process over the christmas period??!! Thats why i thought with the dark nights, the cold weather, the festive season, with so much else on, who would still want to view or buy or even sell.
    However, i can see your point, and it makes valid sense regards to less being out on the market so less competition.

    We still havent decided what to do as yet, they have made no contact, and they did make it quite clear that if we didnt lower the cost by £1100, they would pull out. Didnt even offer to ask us to meet half way. I do think we would meet them halfway, but as they have moved the goal posts on several occasions, as i have kept you all aware of, i feel that if we keep bowing down to them they will keep this up and im not prepared for them to walk all over us - as when will it stop? We still need another nights sleep i guess.

    Yes we have been thinking about this point...but as i said before, i think they have now lost their credibility, they have messed us about before and i am worried they will attempt to pull a similiar trick closer to the time.

    We need to think whether we need to keep them, or cut our losses and flee.
