Some lenders, if they place any retention on a mortgage, will retain the entire amount! I can't imagine any house worth £190,000 anywhere on this island needing £100k worth of remedial work - you might as well knock it down and rebuild!
Have you seen the survey? Have you asked exactly why the last sale fell through? If it means the difference between getting a sale from you and not, then they should really tell you.Everything that is supposed to be in heaven is already here on earth.

Hi I have just had a survey carried out on my possible house, it revealed a few minor defects which arent diffcult to fix but will cost roughly 500 pounds. The house is still valued at the full asking price. If it was 5000 pounds i wouldnt hesitate but, surely if you dont ask you dont get.
What are my options, trying to reduce the price of the house, getting money off the vendor for the cost of the repairs or some of the cost? Not sure how to play this?0 -
I'd say it depends on how badly you want the house. You could try to bring the price down by £1,000, or even just £500 (every little helps!), but as said, if you want the house that much, and the problems aren't major, possibly consider buying the house, especially with it valued at the full asking price still.My suggestion and/or advice is my own and it is up to you if you follow it, please check the advice given before acting on it.0

Simple....why should you pay the costs of repairing a house that your about to spend thousands on (your going to pay at least double back if you're getting a motgage)
So ring the sellers tell them that the survey has picked up some faults and that you want a reduction in price to recover those problems....
You don't have to be nasty however you should NOT be paying for the faults to be repaired!!! you wouldn't do it if you was buying a car now would you??If you find yourself in a fair fight, then you have failed to plan properly

Thanks for your advice, it is a bit awkward as the guy selling it is a friend of a friend. I think i will get him to get the oil line fixed at a minimum as its advertised as a house with OFCH. Maybe try and get him to go halfers on the other items, rotten fascia boards, isolated damp problem and lack of roofspace insulation, these are not terminal problems and could be fixed easily0
