    Does anyone else feel the same?

    I would be put off by the offers in excess of thing. I see the number, that registers in my head, then i want to offer less, as is the standard English system. I don't want to give more than the number you place on the ad.

    Second pic looks narrow from the way the pic's taken. Kitchen has dark looking tiling.

    Other than that it's very nice

    We had a property that was on the market for 4+ years, had 170+ viewings, we issued 13 contracts (one at a time) the 13th contract sold it.

    We went to view a property yesterday, we loved the property but we neally didnt view because the EA turned up 20 minutes late, and no apology, hardly a good first impression. We were just in the process of writing on a piece of paper and put it through the sellers letter box telling them how bad we thought there EA was when they turned up. I wouldnt want a EA like that and would want feedback from potential customer.

    Theye didnt even apologise and wasnt exactly informative. If thats all EA does any fool can become EA.

    Having said that the next EA was wonderful asked for feeback, and suggested what they would do if they bought the house as it need updating.

    I wouldnt go to that EA to sell my house thats for sure which we are in the process of selling ourselves and want a good low percentage rate, most charge 1.5% plus VAT.

    The ad is still, frankly, rubbish! Ring your agent and get them to remove the photos of the lounge and the third bedroom as they are going to do you no favours! Also get them to fix the spelling "Brekfastingkitch en" indeed :mad:

    Just mystery called your estate agent (I am really really bored at work!) and they were not great. I asked for 3 bed in Antree and they did mention yours first, told me in was recently reduced and had been on the market for quite a while. Then, without asking me if I wanted to view it or offering to send the details out, they told me all about a lovely property that they had on Balows Lane that was on at £149,000 and "very nice" indeed.

    I think the mystery of why you have had no viewings might be solved?

    The EA's seem to love the word "Having". Going by Gem_ experience of the EA I would consider going elsewhere.
  • Change Agents!!! The longer it is on the market the longer prospective buyers will think that there is something wrong with the property for it to be hanging around so long. At that price it would be an absolute bargain in Devon.
