Express-EPC are operating out of Hitchen. If you go to Google street view its the property on the corner with the glass front. When you drive by the staff will all be laughing and stick 2 fingers up.0

I am a DEA / SAP Assessor.
Be warned anyone paying for an EPC from this company, or any other offeringEPCsat silly prices.
What happens with Express is that they offerEPCsfor next to nothing, but assessors bid to work at a very low fee hoping it will lead to a larger work load. However, there is lots and lots of evidence, that the assessors don't get paid. Assessors are now fighting back in various ways such as cancelling the EPC. This means the customer will have paid for something that they will never get.
My advice is if you are looking for an assessor,
1) if possible, use a recommendation from someone you trust.
2) research the provider on theinternetto see if they have any reputation
3) look here: [I can't post links but it is 3w's . epcregister and then .com, ]
This is the national database of all accredited assessors. You can search by your local area and get several names / numbers.
4) Book anassessordirect, rather than through a panel or estate agent. (And speak to the assessor, make sure you are at home when he comes)
5) Get several quotes.
Generally I always say that though no-one wants to pay the most expensive, never go for the cheapest either, typically an EPC should be about £50 - £70 including VAT.
Always read the small print, estate agents for example are offeringEPCsfree, but should you go to a different estate agent in the future they charge you £100 admin fee.
And finally, when the assessor turns up, he should be there about 30-60 minutes depending on your property, and he will need to go in the loft, he/she should have ID, take various measurements and photos, look at your heating system and meters, and answer your questions.
If they are in and out in about 10minswithout talking to you, they could be working on the cheap, which may lead to you getting an inaccurate report, which could cost you more money in the long run.
And finally, an EPC and good assessor can save you money in the long run, if you know how to make the most of the advice given, so don't just see it as a paperwork exercise that you have to get done.0 -
There is a group of more than 20 of us who are domestic energy assessors who have not been paid by Express-EPC. We are all pursuing them for our money and will not give up until everyone has been paid.
House sellers and letters are still going to the Express-EPC website looking for cheap EPC's. It's hard for these people as it's probably the first time they've ever heard of an EPC or realised they needed one. They will have no idea that the DEA who surveys their house may not get paid. Also because DEA's are often individuals working alone potential clients will have no idea that they have an assessor living nearby who can provide an EPC for them. Clients have a choice - find a local assessor using the HCR website and searching on postcode, or by searching the internet on EPC and area. They will then find a reasonably priced local person who can do the work for them.
Potentially this person could do the survey through Express-EPC as they get local assessors to bid. The difference is that using a local DEA clients deal direct with the person doing the work and that's the person who gets paid.0 -

I do with these people would stop moaning. I paid £30 for my EPC.
The guy was in and out in under ten mins. I have the certificate right here in front of me and everything it states on there is obvious. I can see that the windows need replacing without having one of these EPC.s
An EPC course costs around £700 and a friend of a friend pased it in 2 days. He is doing 7 a day. Thats over £1,000 per week earning - not bad hey?
No one wants them and I have heard there's an oversupply of EPC's providers anyway.0 -

Somebody is either on tablets dreaming. You cannot pass a DEA qualification in two days----impossible ( and i will take bets any time, but not excuses)
The 1,000 a week, 7 a day---well somebody is using medication, and needs looking at.
This is a serious money forum, jokers or people in white coats should go elsewhere.

Maybe you can, but can the tenant you are showing round see how much insulation is in the loft? Obviously if you were a responsible landlord you would want whats best for your tenant, ie lower bills, and improve your property value at the same time. Unless you are not responsible and just want to exploit as much as possible out of your tenants, and probably not bother with a gas certificate either.

No one doubts that there are rogue assessors cramming in as many assessments as possible, leading often to inaccurate reports. Thats what this whole thread is about. A genuine assessor is unlikely to get more than 4 a day done, and do you seriously think there is enough demand in the current housing market for someone to be working constantly anyway.

Lots of people want them, particularly people that underrstand the whole point of them. Personally I think there is an over supply of dodgy landlords bucking the housing market, and the state of some of the properties that I see are disgusting so why don't you grow some balls and replace those windows.

Not only do they allegedly rip of their customers they never pay the guys who do the work. After not getting paid after 1yr I decided to remove the EPC from the register. This means their customer requires a new one, I hate doing this but I have not been paid!!!0
