Are you thinking ahead for Mum and Dad's, and sister's Christmas this year?
I remember you were a bit pressurised and worried over it all last time.
I should think your body shape has toned really well with a year's fairly regular swimming too. Add that to the new confident tone we read here, plus that clear vision of an attainable goal...the feel-good endorphins and serotonin will be at an all-time high in your system.
Do you ever look back at some of your early posts? If ever you have a setback, go back there to see how far you've come. But, tough economic times notwithstanding, I think this is less and less likely for you these days, simply because it is true that nothing succeeds like success and you are having long, good habit-forming tastes of that.
Have you ever looked at the way Timpson's franchise their operations, or read about their business/employment ethos? I've started to notice their write-ups and wonder if it might appeal, give you some sense of autonomy, allow you to be Captain of your own ship.

Hi ampersand, I'm going to get the family's Xmas presents on Friday when I've been paid- shouldn't be too expensive; my mum needs some swimming goggles and my dad wants some cash towards a new jacket

I have read this entire thread today....sneakily in between appointments at work....ssshhhhhh! It has inspired me to start something similar for motivation, as although I am easily able to live within my means I really don't make my money go far enough, and seeing how far you have managed to come throughout the thread is amazing! It might only come over when you read the whole thing but it's so impressive how much the posts change throughout!
At points I couldn't stop reading because I had to see what happened next!
In reply to your house queries, as someone who has bought a house in the last few months the best advice I can give is:
A bigger deposit = better mortgage rates, although check bonuses etc. We put down a 20% deposit with a Halifax mortgage fixed for 2 years at 3.49%, mortgage fees were 495. We could have put down a 25% deposit which would have led to a fixed rate for 2 years of 3.39% BUT with £995 fees which over the 2 years would come out as more expensive.
In terms of buy to let - most people I know say that they don't make any money out of renting the house (normally they break even with extra costs etc) BUT the bonus comes when you sell it and you haven't paid the mortgage out of your own money (if that makes sense) so you just gain the sale money.

So are you saying that on a £100k property I'd be looking at needing a deposit of £20k plus in order to get the best rates? Well that is a good challenge, may take some time though. Did it take you long to save yours?Total in ISAs = £8,863.500 -
To get the best rates you generally need between 25-40% deposit0
