I used Hatched.co.uk and found them very friendly, presented great 360 degree tours and it appeared on Rightmove. There are three options for fees - choose to suit. The property sold through Hatched. Shop around for EPC - mine was very cheap.0

It was really simple to load up the house and pictures and they have moving guides on the site which i found really helpful and meant i didn't have to make loads of lists of my own, i just printed off theirs - very cool.

Hi. I read this with interest as we currently have our house for sale through House Network for exactly the reasons other people have already mentioned. Not only were we unhappy with the service offered by estate agents but we also didn't feel happy to pay such huge fees. We thought we had a very saleable house, being a large Victorian home with beautiful uninterrupted views of the sea so we decided to give House Network a go. On the positive side you can upload your own photos, choose the wording and tweak your ad as much as you want. They also sent a photographer who does a floorplan and their site is easy to use. A sales person is allocated to you so in theory you only deal with one person. And they will definitely save you money IF you get a sale. On the negative side I have found the staff at HN to be very very young and they do not come across as terribly professional. HN are not proactive and when our potential buyers decided to pull out because of the "uncertainty of the market" HN did nothing to try to pull the deal together. Neither do they contact potential buyers, they just answer phone calls and then contact you if someone phones them. Oh yes and you have to pay extra for a for sale board. I am starting to see the possible advantages of using an Estate agent who has professional expertise and will help you through the difficulties of completing a sale.0

I confess that I am mainly a lurker but, I find myself also suspicious about the number of posts from people who joined this month who seem to have signed up purely to plug a site or trash one recommended by other people who've been around here for longer. I am interested in this subject, as my in-laws are trying to sell their place at the moment and haven't had much luck with estate agents. It's a shame if this thread gets de-railed by dodgy posters.0

We uploaded our property onto the Sarah Beeny website Tepilo just over 2 months ago. It's completely free to use and has many features offering support and advice and you can even email Sarah herself. However, being only a year old the site is not very well known yet and to be honest, without extensive national advertising, could be doomed to failure! It does seem to be more London based, a quick area search on Tepilo reveals over 700 properties for sale in London, whereas our home county of Leicestershire has very little housing stock and has only 44 properties for sale. It's still perhaps early days for our own house, but despite uploading lots of photographs, descriptions and dimensions for each room, floor plans and the Energy Efficiency Charts, we have had no one contact us, book a viewing or make an offer - we have just reduced the price, making it the cheapest 4 bedroom house listed for Leicestershire on Tepilo - so maybe time will tell.0

we have sold two houses ourselves, it was so easy, we had a "for sale" board made, properly, & put it in the garden so that it looked neat, but never put a phone number on it, (it stops the nosey neighbour calling to find out the price!!) anybody who is genuinely interested will knock, and they did, we never advertised it in the paper or anywhere, just the for sale board sold ours, it saved us thousands in estate agent fees, you can get books from the library to advise on the next step ie solicitors, surveys etc. BUT be careful who you let in, we always had two people in the house if anyone came to view, but I think instinct tells you who is genuine. Give it a try at least

Just found out that my high street estate agent hasn't lowered the price of my house on their website or right move. This is a week after they phoned me asking to drop the price! I looked at housenetwork before we put the place up for sale last month - I think I'll be dropping the estate agent in their favour. The worst thing is, out of about five or six viewings, the estate agent only did one. I don't know what they think they've done to earn a fee!0

So much for Housenet - I am selling my home in Perthshire and checked their site with a view to advertising on it after reading this thread - they have NO properties for sale in Scotland:(
We have also signed up on Sarah Beeny's website Tepillo and while the advert has been on for two months, we have not had any enquiries - I think it is just not well known enough.0
