Great 'Sell your Own House' Hunt


This week we want top tips from MoneySavers who've sold their own houses. Which selling websites get the best response? How did you take the best pics & write the best descriptions? We'd love to hear your tips!

  • We sold our house a few years back,I begrudged paying the high fees estate agents charged,and for what? we paid to put a decent add in the local paper,at that time it was £46.I took several photoes and copies,and mailed them to interested parties.had two veiwings in the first week and had a buyer by the second.If your in no rush,do it yourself I say,and save thousands,dont forget though today you still have to have an energy certificate,but your still saving thousands of pounds.
  • Energy certs vary in price, shop around, we paid £75 for ours 2 mths ago. They last for 10 yrs.

    Good morning: House Network. We've sold three times now: a value for money option for those willing conduct their own viewings: no-one knows your home better than you do.;)

    Do a Google search in your area, such as: "Houses for sale in Plymouth". See which agencies come up top in the list. Then choose one of those to advertise through. Almost certainly Rightmove will be up there but you have to be an estate agent to use them so try another top one. You often have to find their site map to find the page"Advertise with us". Compare terms and fees and you're off.

    Should have said: Make sure the site you choose is very easy to use and presents houses clearly with quality photos. Try to find a site that just wants a flat fee, for say 6 months of online advertising, as against a percentage.

    I sold my own house. We advertised with The Little House Company who we liked a lot. We also advertised in our local paper and on any free websites. We still get calls about it now from these with people who want to view - I forgot where I advertised it!!! We chose the wrong time to sell - right at the start of the market crash and in the end we sold to friends at a lower (but fairer) price. I would recommend it - we found that when looking around other houses the estate agents were generally terrible. I did find that people felt less confident if they are unfamiliar with the way it all works, but we had everything in place to help give confidence - solicitors etc.
    I've kept the board for next time we want to sell...!!!

  • It was really really easy and as a the site was quite new (i think) it was completely free as a special offer! I think it still is actually, not sure when the offer ends but definitely worth a look i'd say.

    It was really simple to load up the house and pictures and they have moving guides on the site which i found really helpful and meant i didn't have to make loads of lists of my own, i just printed off theirs - very cool.

    Would definitely recommend it :T

    Another vote for HouseNetwork - details elsewhere on the site. We were very pleased with the photos and service. We also used their lawyers for both selling ours and buying our new one.

    We did a lot of work before we put it on the market though - cleared stuff away, bland colour painting etc. Looked better than it ever had while we were living there!!
    Had the house valued by three conventional estate agents and also used websites like mouseprice and zoopla. I think price was the main determinant of whether or not it would sell. We started high and lowered by £10k a month, roughly. Took about six months to sell, but we started at an optimistic price. Also, we changed the words and pictures every so often - very easy to do this on the HN site.
    I think it is a great way to save money if you are computer literate and proactive (or even a bit pushy!).
  • we sold all our houses by getting a for sale board with a home phone number and a mobile number on....cost us £10..00 ...10 years ago..still got it till today just change the home tel number..you still need a epc though about £80.00..local paper and the internet where a total; waste of time..conveyancing was all done by a solicitor.really quick simple.. the money you save on estate agents fees you can drop your price ..beat the estate agents prices..
  • Another vote for housenetwork .. sold ours using their service and cost us £295 i think and saved about £2500 - more details on this site somewhere was posted over a year ago.
    I would also use a local conveyancing service tho as it was easy to pop in and hand in and sign any documents which saved a lot of time as well.
