I'm guessing from observation that at least 50% of those that go SSTC end up back on the market within a month or two.

    16 in total
    10 for sale still
6 have sold, including 3 in my cul de sac, I'd love to see what they went for (nosey that I am). 2 others in my cul de sac waiting to sell.

    Now

    17 in total (two multiagent)
    11 for sale

Interestingly one of the multi-agent properties is a repo(very cheap 2 bed maisonette!) and both offices have received offers on it! Yourmove have the higher offer lol. The wallpaper is distinctive so must the same property?

The other is a gorgeous detached victorian gatehouse (to the local cemetery so YMMV) but WAY overpriced at 200K as it is only two beds...

The house I've recently bought went SSTC three times - twice to people whose chains collapsed when the FTBs at the bottom couldn't get mortgages, and the third time to me. :D

    My stats:

    Within 1/4 mile
    14 for sale
    5 SSTC
    19 total

    3 to let
    3 let agreed
    6 total

Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

Now 48 total with 20 STC. On closer inspection the 28 not STC is actually 21. The house that was 4x not subject to contact and 1x STC is still there.

Now52 with 24 STC, the 28 not STC are actually 25

1 house is on 3x not stc and 1x stc the same house mentioned above it was on only stc but has come back on.

There are 5 to rent one of which is a mobile home

    Round my way...

29 houses for sale within 1/4 mile
3 house SSTC within 1/4 mile

That was August 2010. Now it's:

22 houses for sale within 1/4 mile
11 houses SSTC within 1/4 mile

Interesting, it's a lot of the cheaper stuff that seems to be selling.

Bless, there's a house down my street that has been on sale for the same high price since April 2008. Every now and again a house down the road comes on the market for a bit cheaper and sells. Do you think they've spotted why their house isn't selling?

Quite a few properties that have been on a long time have gone STC recently still remains to be seen if they complete. The one house in my road, which has been on market for a year, has gone STC without dropping asking price if it completes it will be interesting to see what it went for.

You have nearly 700 properties for sale within 1/4 of a mile of where you live? That's one densely populated area right there.
