    i think shes a messer, lifes full of them and ive had my share in my time.

    id say if she does still want to go through with the sale i would tell her she has 48hrs to exchange at the agreed price otherwise the house is back on the market without any further contact..


    hope it all works out for the best

    If she is she is out of pocket - she will have spend a lot on (2x?) surveys and lawyers already.

    I agree with general board sentiment though. Call her bluff.

    Yes you're right, the original offer was made in March, then reduced again in April. There have been delays due to finding out our garage was not registered in our own names...

    Anyway, I think the buyer is actually officially mad! Her solictor said she would be in contact 1st thing this morning with a decision - lunchtime came and nothing... Finally the estate agent called her and she came out with allsorts of nonsense - hadn't realised stamp duty is 3% and various other stuff. He said that it couldn't carry on like this, she had to give an answer one way or another by the end of the day otherwise we would put the house back on the market... She was totally shocked at this and had no idea we would even dream of this "but they'd have to start again from scratch - and so would I" - Yes, but at least we might get somewhere!

    So we waited, a fax then appears at our solicitors saying she will agree to exchange today for 345K (5K off the agreed price), irritating, but we set about getting in contact with others up the chain to see if we could spread the drop £1000 each or similar. Whilst this is going on and before we even have time to get back to her another fax arrives within half an hour later saying she will accept 2.5K off! We can hardly keep up with all this!

    Our solicitor has said that for any price drop he will have to recontact our mortgage company and re-do contracts which will take some days. So we're waiting to hear back from further up the chain, but worry that even if we drop as we still can't exchange for a while she will come back with some new nonsense.

    Stressful!

    The second fax shows hers are clearly shredded (+ yes, she does sound a bit mental) and it's a good bet she will capitulate.

  • Looks like she is backtracking like mad not to lose your house! From demanding a 20k reduction to 'only' 2.5k in 4 days!

    Stiff upper lip and all that, hold your nerve, maybe your EA could hint that your property will be going back on the market until she is ready to exchange with you at the originally agreed price.

    Some people really don't have a clue about house buying, hope everything sorts itself out for you.
