    Thanks to everyone for all the comments.

    The pricing issue is SO hard these days. Although the other house on the street is a lot cheaper there are a couple of two bed terraces with no parking on in Wigan at the same price as mine that are under offer. In the immediate vicinity (within 200m) there is one at £109,950 which is lovely inside but is a cul-de-sac where a lot of kids tend to hang around

    Prices do seem to be all over the place! Factoring in what I paid, minus the drop in prices, plus the work I have done I am trying to be realistic in what I want to achieve but it is really hard to work out these days.

    Just personally, I'm more attracted to the OP's house - providing a survey proved it was a good build - than many of the more expensive newbuilds in the 1/4 mile local area. I don't really know what to suggest, other than maybe dropping it to an asking price of £99K, if like you say, you'd be about comfortable selling on at that price. It's under the big £100K marker.

    Also, if trading up, to try and push the seller of the house you want to buy down on their asking price to make up for slight hit on this one.

    Another vote for the bedroom being too dark and in your face. Whilst large floral wallpaper is fashionable, there's too much of it. A little goes a long way! I'd lose it off the window wall and also lighten the paint on the left hand wall. The artex on the ceiling makes me wonder if it's everywhere else too? Not that it would be a dealbreaker, but I wonder if you could get a better picture without showing the ceiling.

    Another vote for the bedroom being too dark and in your face. Whilst large floral wallpaper is fashionable, there's too much of it.

    That is where I struggle with the picture for the bedroom.. it is a long room and the 'sleeping area' has the wallpaper but the other end of the room 'sitting area' doesn't but that isn't apparent from the picture.

    I'm not against re-decorating this room in order to sell though and the feedback so far is what I thought I might get so defintely worth considering.

    Imo you can see instantly why your house is more than the one down the road.

    Any chance of getting a decent pic of your bedroom from the opposite corner?

    I like your house, i think it's really well presented and a lot of people want to buy a house they can move straight into. The colour scheme in your bedroom is very fashionable right now and the room is tastefully done

    Ours is going to be going on the market very soon and I'm so nervous

    love the bedroom! really modern. is there a picture rail in there? if it is i would have left it white above it, gives the room more height. in the blue bedroom i would paint window frame white and want some sort of curtain to soften it maybe..
    I did struggle to pick out anything 'wrong' with it. It's nice :D
    I would be put off by the pond as i have small children. but it wouldn't stop me from looking at the house.

    It's a lovely pond, but not toddler-friendly.
    Not all families have toddlers and, for those who do, a pond can be filled in or fenced off. A family who is put off by a pond being there was never likely to be a serious buyer anyway

    Agree with comments on bedroom one - bit overpowering. Would have maybe "dressed" 3rd bedroom actually as a bedroom and got a better photo - all I see is the guitar and amp!

    Good first house for young family:smiley:

    Why not have 2 pictures of the same room, one from either end?

    If you want to verify for yourself - look at the area this agent covers - a town, number of towns, a county? Go to Zoopla and count the number of sales in that area last month - the figures for June are just on. Compare total sales to number of agencies operating in the area - what's average for each agent?
