Looks a decent house at a fair price, but I don't know the area. I would not be happy about an Estate Agent who doesn't know how to spell 'accommodation', though.I used to think that good grammar is important, but now I know that good wine is importanter.0

Assuming you’ve got the pricing right (check out nethouseprices.com) it looks fine to me, with one proviso…
The dark background flower print wallpaper. I’d ensure that room is as light as possible when viewings take place. Maybe consider replacing it if you get little interest/few offers? I like big bold stuff myself, but it’s the overall darkness, especially as it’s above the picture rail too.
Good luck with it though. The pond can be filled in very easily – I wouldn’t worry about that. You could always offer to fill it in on exchange of contracts.0 -

This house looks pretty similar though, on the same crescent. They are asking substantially less for it though at £89,950, even with "offers in region of".

For yours, were you to achieve £98K you'd be getting back what you bought it for in November 2006.

I think you have prepared it well for sale. I would echo the comment that you could do with some colour. Could you stick some pelargoniums all of the same colour in some big ordinary teracotta plant pots, two either side of front door and some in the back garden?
I don't honestly think the floral wallpaper will put too many off, its very fashionable?
Also echo thoughts about it being August, there's traditionally an upsurge later in the year, people wanting to be in for Christmas and then it goes quieter til spring, I think.Please do not confuse me with other gratefulsforhelp. x0 -

I know...I was a bit gutted as that went up a few days after ours. It was a rental property and though they have made it look pretty clean on the pics it is actually pretty grubby inside and the garden is trashed. The semi's are also a bit smaller than the townhouses...and it doesn't have a conservatory. It does worry me though in terms of whether I should just price mine at what I want for it rather than playing the 'price it 10% higher then you can take a substantial offer' game. We have done a lot of work to it since we bought it (new bathroom/new conservatory roof to replace old lean-to/new flooring throughout) but I would be happy to take a hit on that and just get back what we paid. It is a light room during the day as it is double aspect so plenty of light coming in...but I agree it is the room that gives me the most concern in terms of putting off some people as it is quite 'in your face'.Unless there's some legal reason why THIS HOUSE HAS A POND needs to be written in letters of fire, I'd not draw attention to it.

Will have to google pelargoniums as I don't have a clue what they are lol! I am rubbish at keeping plants alive which is why the garden is mostly evergreen...or in estate agent terms low maintenance! I did have some flowers in the pots at the back but then we had that lovely dry spell and I forgot to water them...I may have to replace them and make more of a concious effort to remember them!0 -
Wow I cant believe what you can get for around 100k compared to where I live in the south. I think it's a nice house, but I have no idea of the prices or the area. Personally some of the styling is great but some of is not me. However myself I would see past that and look at the space and quality of the decoration, not colours.
I had a similar issue with estate agents vying for my business and went for the most expensive valuation. I wish I hadnt because I had to drop the price twice before I got any serious interest. It has was on market Sept last year and only sold May this year (well say sold still going through completion now!)
Spring/Summer are peak time for house viewings, and if you have just come on the market I would expect more interest. I also found in the current climate where lending is so tight that putting your price slightly higher expecting it to drop will put off people who are really on a tight budget. So if the agent was valuing at 105k maket that the maximum you should advertise it (and if two other agents are lower, go with something in between).
As for the other house. Only you know the true value of it compared to yours so cant advise you but is yours worth 15k more? Then it would seem to add up to put it on at 104k if that is on at 89k

Prices around Wigan are -16% since the peak price on the street in Oct 2007.

That property was £97k. Less 16%, would make it worth around £81.5 now.
Maybe yours is worth £20k or so more, maybe not.
It appears to be ambitious to try and beat the peak price at such a time.Act in haste, repent at leisure.

It's hard to face facts sometimes about a house you have spent so much money on. (as I have found out) That why it pays sometimes to be patient for the right buyer who will appreciate what you have done and pay more. But many may simply be looking for a do it up place as they see shows on TV all time and think it is easier than it is. If your in a hurry then you need to look at the price as a primary selling point though.
As an overall guide, house price indexes are useful but there are so many other factors houses are all different, some have big gardens some have conservatories and some a top local school etc.. to take into consideration rather than whole metropolitan area of Wigan in general.0 -

This. That house is semi-detached too, so even with all the decorating that would need to be done on it, that house looks like being better value.
OP - it all looks very nice and clean, but maybe that's the problem? I wouldn't even look at a house that I couldn't add value to, or make my own without having to rip out perfectly good decoration that isn't to my taste. I also agree about the comments about the pond. It's not a selling point for a family, and the EA should know that so I have no idea why they would loudly call attention to it.0
