If you want to verify for yourself - look at the area this agent covers - a town, number of towns, a county? Go to Zoopla and count the number of sales in that area last month - the figures for June are just on. Compare total sales to number of agencies operating in the area - what's average for each agent?

I had my usual monthly email from Our Property. The month of July figures saw 8 house sold in my home town. There are about half a dozen estate agents plus the local SPC. Currently 290 properties for sale on Rightmove.

I think the house looks attractive, and I rather like the "dark" bedroom (even though everything in my flat is white!) I suppose it would put people off who wanted to do as little work as possible and wanted something more neutral.
I also like the fact that the conservatory HAS blinds. My neighbour in the garden flat in this house has a conservatory that dozens of neighbours can see straight into (and no blinds at all), so I think it's good to show in the picture that you can make it a more "private" room.
It's nice to have a pond! We always had one when I was small and I never fell into the thing! After all, they can always be covered with wire netting if you have very young children living there.
