I realise the market is rather swamped at the minute at the FTB end but (probably naively) I was taken in by the estate agent spiel about how busy they are at the minute and that they are selling at least one house everyday. I had therefore expected at least a couple of viewings in the first couple of weeks but so far nothing.
The estate agent valued the house at £105k and to consider any offers that came in above 102k. But they advised put it on a bit higher as people 'expect' to drop the price so it went on at £109,950 just under 3 weeks ago.
I'm now wondering if I should have just put it on at £104,950 as I had initally thought (would be willing to drop to bertween 98-100k). I have put a link to my property on the estate agents website (would rather not link to rightmove as the agents are able to give some statistical feedback about how many views it is getting and I don't want to distort this figure by posting it on here)
Please let me know if you think I should change anything/what can be done to improve chances of viewers and whether you
think it is priced right? Oh, and please be honest but try not to be too brutal!

The dark bedroom looks terribly oppressive, as if the ceiling (patterned artex?) is coming down on you. All the blinds seem to be down in your conservatory, looking as if you have something to hide.
Other than that, it looks a nice house, although I don't know much about prices in Wigan.0 -
Thanks for you comments. He did take a pic with the blinds up but as the garden is two tier the only thing you could see on the picture were the houses as the garden level drops at the front of the conservatory - it's fine when you are sat it in but on a pic makes it look really overlooked. Not sure which would be more preferable on a pic.0

I dont think a price difference of £5K would make that much difference to viewings. Another factor is probably more important: August isnt the best month to be selling as people have holidays on their minds rather than moving.
Suggest you wait another few weeks before fretting.0 -

I suppose this is a good point - We always go away in September so never really considered that. Might ask the agents how viewings are going generally at the minute (though don't know that I'll get an honest answer!)Yeah, nice house for a sensible price. Don't panic! Your house looks lovely and I'm sure you will get viewers. I know exactly how you feel as we've only had a couple of viewers since we went on the market at the end of June - we actually had no viewings at all for the first month. I'm learning that you just have to be patient. As long as you feel your estate agent is working for you and not just letting things slide then just try to stay calm and positive (neither easy I know!).0

the huge flower print wallpaper in the bedroom would rule it out to me. I genuinely do have everything beige and magnolia! everything else looks fab tho.Debt free 4th April 2007.

Had a quick look at the photos -
It's obviously a well maintained clean home so big tick there! I think you need some natural colour though. Couple of decent size pots of flowers out the front for sure - it really looks a bit blank and not much kerb appeal . Inside I think a bowl with fresh fruit on kitchen worktop would make it look much more attractive (even if it's all oranges or all bright green apples). The photo that shows the bar stools and the back door needs something. A tall vase with some tall flowers in the corner of the worktop perhaps.
Back garden could also do with some colour. Plant up those tubs with flowers and retake the picture! Stand some flowers on the window sill above the sink in the bathroom.
The bedroom is not my taste and is very strong, whether its a buyers taste or not I think the brown bed linen looks odd (sorry) and does not go at all with the pink/purple colour theme. Bold paper is not the problem but on every wall it is too much as the room closes in on you. One wall would look way better.
No idea on prices in your area though - sorry.
edit - p.s You really should get it on every possible website and anywhere else you can if you want to increase your chances of getting viewings. I've tried to balance out a little between going all 'neutral' and injecting some colour and it is a fine line. I know it's not possible to please everyone though and the paper is a tad bold!.

It's very, very nice.
The only thing I'd say is that it's advertised as a family home, and you have a pond. A big one. The EA even shows a picture of it as additional information.
It's a lovely pond, but not toddler-friendly.
Unless there's some legal reason why THIS HOUSE HAS A POND needs to be written in letters of fire, I'd not draw attention to it. You want people to fall in love with your house by the time they reach the garden, so if the pond is a problem, they want to solve it, not walk away.
