    keep the originals yourself Susanne and give photocopies over to anyone else such as a new solicitor and get them to sign them as "authenticated" once they have compared originals and the copies....

    what i have noticed quite a few properties sold then available,and sold again repeated like this in lots of streets near me and i have been checking the updated sales prices on the land registry and the properties sold all seem to have been sold or available within the same week if not the same day, i wonder if im not the only one this company have decieved, but if so they could be oblivious, ignorance is bliss

    it wouldnt surprise me if they are behind it somewhere.
    i havnt spoke to the e/agents ,im going to let my new solicitor deal with them

    You would (or should) have signed two documents - a contract and a Transfer. Did you sign two and are you sure that the price was the one that you agreed on both of them?

    If so, one way forward if to contact the Land Registry again and tell them your suspicions. Offer to go through to their offices (it should not be too far away) and check the signature to see if it is yours.
    Depending upon the result, then take it from there. As RAS and others have said, do not make any of these bods aware of anything else at the moment.
    up until today i was totally convinced i had signed everything correctly and i am positive it was the property companies details but i did go to the solicitors on three different occaisions and i know i signed something on each occaision , this is the first property i have sold i had no idea how many forms i was meant to sign, but i would deffinatly have noticed if i was signing for £109k rather than £71k ,i am starting to dought myself, each appointment was quite rushed and when you are told just sign here, just sign there ,they just push papers in front of you and you sign,and the solicitor always had another client, i have never professed to being the brightest bulb , but im now starting to think i must be the dimmest, and dummest

    Who tells them, because surely they are at major fault here. Clearly the buyer did not pay that if it was only worth 90,00 ish. This is cleary very dodgy and it looks on the face of it as though the solicitor is in it up to his neck. (Which is a very worrying thought.) Is it him who tells the Land Registry.

    It is usually the role of the BUYERS solicitor to register the sale and change of owner at the Land Registry. It may not occur until a couple or more weeks later whilst the final fees are calculated and invoice provided.
    If the sale is mortgage free and deeds are present these are also passed over at the same time (mortgaged and the lender holds the deeds). If there are no deeds and for older properties this may well be the case it is the entry on the LR document that proves title (although some will dispute that it does but it can be challenged in a court).
  • my house was valued in 2009 at£94,950,but with the ressession not many veiwings,then this feb e/agents said a property company wanted to buy it,they offered £71,500,e/agents advised me to accept due to the economy,i wasnt too keen but reluctantly accepted their offer,sale went through 11/05/2010,then yesterday i got an email from mouseprice with updated land registry sales,only to see that my house on the land registry was sold on 11/05/2010 for £109,500!! so it looks like this company acted like a go between without my knowlege,and pocketed £39,000!!!!.:mad: i feel physically sick and cant sleep, thats why im posting this thread at 5am today,i wouldnt feel so bad if they had bought it and then sold it for profit, but i feel so ill and foolish and cheated ,the land registry only shows one sale of my house for £109,500,when it should have been the £71,500 they paid me surely this cant be legal, please anyone advise desperatly needed:mad::(:mad:before i totally lose my mind!!
    If you think the estate agent bought it and sold it on, then they have not acted in your best interests and as such should be reported to the property ombudsman and the NAEA.
    Hope you come to terms with it.
    There are too many posts for me to read what everyone else has said but hopefully this makes sense.
