    Your EA sounds terrible. Is he a member of any official board?

    Sounds like he's maybe deflected offers - only speculation on my part - but that's my thought.

    i recieved a copy of the transfer from the land registry,and it shows my signature to say i was selling to this property company,the p/company name is typed, but the p/companies name has a line through it and a different persons name hand writen has been substituted,this must have been done after i had signed the transfer to this p/company,and it must have been done by my solicitor,the SRA (solicitor regulating authority) say if a back to back sale is to take place then all three parties must agree and sign to this agreement,and then thats a legal transaction ,because i was not made aware of this fact by my solicitor,then he has caused me a possible financial loss and is being investigated for proffesional negligence and possibly mixed up with a mortgage fraud,so it looks like it will be a while before i know anything for certain, but there is sufficient proof to show i was led to believe i was selling to this p/company, and wasnt aware of what a back to back sale was,it looks like my solicitor was in cahoots with this p/company otherwise how was the p/company able to sell my property as they didnt own it!.on all the paperwork submitted to the land registry by my solicitor for the transfer shows that i was selling for £109,500 to someone i have no knowledge of,but the bank details i have show i only recieved £71,500,so i dont yet know if its mortgage fraud or if i have been conned out of £40,000,if the latter is true then the e/agents and the valuer are also implicated,anyway i will let you know in due cause,wow my head is spinning again just thinking about it all, but at least this new solicitor seems to be doing his job correctly and the fraud dept of the SRA are doing a full investigation,so i will update you soon i hope ,bye for know susanne

    as i am new to posting i am not sure how i update everyone ,do i just continue at the end of this thread or is there a way of putting this thread as a new post,advice appreciated susanne

    Well done - you are further forward, but, as you say, it will be many months before this is sorted thoroughly as these organisations tend to work slowly.

    I would also consider taking this further with the Land Registry as well as the SRA. It really is quite improper for them to accept a document with typed information crossed out and other information substituted in longhand. They should not have accepted it in that form as it is wide open to foul play.

    Was your EA registered with any "professional" body to whom you can complain?

    Looking at what happened, I suspect that the SRA and mortgage company are going to find these three in cahoots over a number of properties.

    Just wanted to offer my support OP, it might take a good long while to sort out, try to keep calm and let your new solicitors and other investigators do their work. I don't know enough about the area to know if you will be financially compensated for this, but if nothing else I hope you feel good about outing some very dodgy people and hopefully save someone else from going through all this.
