Was your EA regasitered with any "professional" body to whom you can complain?
Looking at what happened, I suspect that the SRA and mortgage company are going to find these three in cahoots over a number of properties.0 -

Can I just say how impressed I am with this! First noticing that it has happened, and then having the strength of character to chase it up. Despite being pushed back by I am sure very aggressive and defensive individuals.
I am sure there is a lot more to come on this, but so far all I can say is well done, and good luck with the rest. Sounds like you have some good support, and better legal advice, so keep on it!0 -

Last year I listened to a "You and yours" programme on Radio 4. It highlighted a scam whereby criminals, with the aid of dodgy solicitors, had bought houses, to sell on. These houses were those which had no mortgage on them.The owners had no knowledge that their homes had been stolen from them. The Land Registry was strongly criticised for not having robust checks in place and even after this had been raised with them, despite their reassurances that this problem would not happen again, the programme makers discovered it did (they "bought" a property without the owner's knowledge!) It perhaps helps explain why the LR didn't query the crossing out and substitution in your documentation. I admire your tenacity and hope you may be able to get compensation.0

I can't help thinking that it would be better just to play them at their own game...
There are documents with (supposedly) YOUR signature on saying that you have accepted an offer of £109,500 for your property.
You have only received (and presumably have proof - bank statements, etc) only £71,500, so why not just sue the Solicitors for the remainder (they will have professional liability insurance cover), claiming that they didn't pass the full amount on to you and that you are owed £38k :beer:Hi, we’ve had to remove your signature.
