The buyers probably would have been grateful for those on moving day while they were still unpacking their stuff

That's what I thought, as they would have been binned otherwise. There was no time for another charity collection.

When I sold my last place I left two old settees and a massive oak sideboard. It was sold as a doer upper BTL though but I took a gamble and guess I was lucky I didn't get charged. I did get a call from the estate agent asking me if I needed the stuff that had been left though.

Unfortunately, most of the time it costs more to actually try to enforce "vacant possession" in legals then it actually would cost to move the stuff out.

most people are reasonable and will come to some sort of arrangement

yes she must still have a key

Is it legal to keep a key after completion, with the intention to re-enter the property? I can't believe she hasn't at least had the decency to tell you she'd left the stuff and asking if you'd mind if she occupied one room, rather than still having things all over the house for you to find when she moved in.

    More to the point,

Is any of it good stuff?

... I'd be sleeping in the made bed tonight ... Obviously with my newly changed locks and my huge dog who does like a chew. More seriously, my dog WILL chew stuff. We have to be ultra careful about what is left out and where. If she had boxes to go through overnight it would be carnage!

    PS
    - Shame you're not closer as I'd fancy a new bed and Freecycle has not been forthcoming ...

    You've got 45 mins before B&Q closes.

Get down there, get as many replacement lock barrels as you need to secure the doors, and change them before the previous owner comes back to spend a night in her old bed in YOUR house. .........

If she's left a bed there, with bedclothes, where's she going to sleep tonight, if not in the house you've just bought?

Shouldnt really keep a key, no, but entering after completion = tresspass in any event.

...and I sincerely hope that when you arrive, locks in hand, around 8.15 or 8.30, you don't find the previous owner still in the house, munching her evening meal, watching whatever's on the box at that time of night......

The seller's probably in the house now, on the sofa, watching TV and eating a takeaway. Probably got some mates round too - leaving party.
