It may seem calm but I'm not really. I am trying to be rational about it until I speak to our solicitor tomorrow. We are incredibly lucky that we are currently staying with my parents so there is actually no rush to leave as it would be had we had a house to sell etc

the vendor actually told us that she wanted to complete asap then pushed the date we agreed on back and now hasn't even moved her stuff out! I just really don't know what to think. Well actually I do but that isn't very christian of me oops

we were horrified to find that the seller hasn't moved any of her stuff!

Can you see if any attempt has been made to leave? ie. a few boxes half packed, etc or is it litterally all of her stuff has been left ie. clothes in wardrobe, duvet on bed, toothbrush in bathroom, etc?

You can have her stuff put in storage and sue her but may not get your costs back. Change the door locks asap, just the barrel on the Yale if you like to save refitting one. By saying to her solicitor she wants her stuff put into one room and cannot collect it till the weekend she has fully admitted she has understood the legal situation, after being advised by her solicitor, and is refusing point black to fulfill her legal obligations. This will give you a lot of power in a court case. Your solicitor, sitting next to hers, should advise you tommorow and I am sure they do not want clients sueing each other.

I hope it all works out for you, you really will laugh about it later.

When we bought this house, the seller left his dog and rabbit in the garden, he came back later very embarassed as he'd forgotten them :) xx

that is quite funny. At least it wasn't his child! However this woman seems to have forgotten to move at all

I would definately take possession of the house tomorrow and change the locks. This person may be a cheeky sod trying it on or not quite all there and you do not want her moving back in or doing damage.

she has packed most of her stuff into boxes which are piled around the house but the big things ie beds still need dismantling. Her beds are still made with sheets pillows duvets etc. So she has made an attempt just not a good enough one from my point of view at the moment

Glad you can see the funy side but right now, go to get a new lock barrel and change the locks tonight.

In the morning, speak to the solicitors and insist that she moves everything by 12 noon, then move your stuff in.

Her solicitor can instruct removal people if necessary and bill her for it.

I have to say I am gob-smacked. the only time I vacated everything bar one mattress and a few other things was out of the house the night before completion.

I left a kettle, an old hoover and few bits of cleaning kit.

yes she must still have a key

You should always change the locks when you move in, you have no idea if you have been given all the keys or who may have copies.

The buyers probably would have been grateful for those on moving day while they were still unpacking their stuff
