    Its the pushiness that i cant stand. Ive used EA based letting agents before, and the scheming of it, oh just tick your a non smoker, oh just pretend you havent said that etc. You can just see them walking round with pound signs in front of thier eyes.

    Im almost set to go with selling and I will be selling on with housenetwork, but im going to get 3 valuations from local EAs first. I can imagine my phone wont stop ringing.

    Saying that, Ive always fancied being an estate agent myself. But im quite used to being hated after 5 years in social work!

  • Anybody who can withstand being a social worker in this day and age is great in my opinion! I'd be too scared of being attacked by a client or something...

    RHemmings - how do I get EA's to take properties off the market? Well from the word go I usually put the offer for the client usually via fax, subject to satisfactory survey, all future viewings being cancelled immediately and the property being taken off the market, I usually ask for a sold subject to contract sign to go up straight away. I either fax the agreement in principle from the chosen lender across there and then, or some will only remove property from market once survey has taken place. Depends on the EA really, but I always go in extremely assertive from the start, following the fax up with an "introduction"

    It is all about positioning your proposal and your offer.

    Firstly you must be in a proceedable position preferably with an Agreement in Principle already given. No good trying to offer on a property if, for example, you have a house to sell that is not on the market or has not yet sold, or if you have no idea of how much you can borrow/afford.

    You must also be realistic about the offer being put in.

    Remember that if you are proceedable you are what every vendor is currently looking for, and that is the ability to close the bottom of a chain.

    The chain needs you more than you need it. Never forget that. AN example of how to put the offer in may be:

    'I am a first time buyer with my finances in place. My broker and solicitor details will be available to you at the time of acceptance of the offer. I would like to offer 'x' subject to the following:

    All future viewings are cancelled and the property removed from the market
    Sold board up within 48 hours
    Subject to survey

    In return I will instruct my solicitor within 24 hours and will submit the full mortgage application within the same timescale'

    If they are serious about selling then you will have no problem. Most agents will actually welcome your positive but polite firm approach as it will demonstrate your intention to get things moving without delay.

  • EA's are the bane of our lives and our clients too. IMHO it would be so much better if they weren't desperate to get their commission as quickly as possible. And yes they do lie as was demonstrated recently when a client told me they were being told by the EA that things were moving too slowly and if they didn't hurry up with the purchase they vendor was going to put the property back on the market. Luckily the buyer had the vendor's number and phoned them direct to ask if this was true - of course it wasn't, just another little white lie by the EA to try and close the deal before the end of the month to make their figures look good. The stress they put people under just isn't right.
