by your logic the current stagnation (plus or minus 3%-5% over the year) is the bottom of the trough.... what happens after that....

Prices are (as of todays figures) 7.5% above their trough so how this be another trough? You need a peak inbetween troughs and this is the latest peak as we have seen recent rises and a mini-boom.
You only have to look at the data to clearly see that after the trough of April 09, prices rose nearly 8% peaking at £168433 in March 2010.
Your reply is an attempt to twist the facts to try and ridicule my point that looking at historical figures, HOUSE PRICES NEVER STAGNATE. They go up, they go down, they have peaks and they have troughs. The last trough was April 09 (as detailed by the Halifax in their report). Im calling this period of apparant stagnation as a peak and house prices are going down again0 -
